    Bathroom was pretty tiny. Neither of us liked the full Scottish breakfast.

    Murray was so helpful. As we arrived he helped us get our luggage up the stairs. Although right in the middle of town our room was completely quiet with a beautiful large window & seat. Didn't hear any other guests at all. Breakfast dining room was beautiful. They got us more tea, hot chocolate packets in our room when we asked. There's vegan restaurant downstairs next door, which was handy if you need a fast meal. Recommend the chips.

    Our room needed a little more attention in the area of cleaning. She. We arrived, we found old French fries on the carpet, and there were several long black hairs throughout the room.

    The location was perfect to get to the train station and the Royal Mile. The breakfast was delicious, and Murray was very kind and friendly.

    Rooms are upstairs, this might be a problem for someone.

    We loved Murray! He was a gracious host. He knows all the nooks and crannies of Edinburgh and was extremely helpful.

    There were a number of stairs to negotiate but Murray was on hand to help with our luggage and it was worth the climb to access our room which had an interesting view and a lovely window seat

    This place was very homely and welcoming. Nothing was too much trouble to make our stay comfortable and it was perfectly located for the places we wanted to visit. Murray went out of his way to have our room ready for us despite us arriving earlier than the normal check in time

    Murray was an excellent host, nothing was ever too much trouble. There was a good choice on offer for breakfast with hot food cooked from fresh upon ordering. The location is great and just a short walk from the train station. The rooms were comfortable and offered everything we needed for our 2 night stay.

    It is an old house, so no elevator. That is ok for us, but should be mentioned in the add. We had to drag the bags (2 week vacation) up two stories. Very small room in the attic (pitched roof area). Luckily, we are two average sized people, because for anybody taller than 175 cm this would not have been possible. Very small bathroom with a mirror hanging too low to look into.

    Great location, very close to downtown. Murray was very polite and helpful, giving great tips for strolls through Edinburgh. Murray thankfully helped with the luggage.

    3 flights of stairs just to get to reception. Carpet on stairs was filthy—everything else was spotless!

    If you don't prefer a few flights of stairs this is not for you

    Water pressure but that can be expected with an old building. Plenty of hot water though!

    Our host Murray was so kind and helpful. He allowed us to check in very early and held our luggage when we checked out. He gave us a map and some very nice recommendations that turned out to be great experiences for us. I believe the guest house is a historic building and it was a real treat to stay there. It was close to the train station and tram stops (and central to everything you would want to see in Edinburgh). Our breakfast was delicious! We will stay here again when we return to Edinburgh.

    Room was rather hot, window couldn't open enough. And the staircase was a challenge for us (nearly 70), 7 stairs , no lift!!

    What a great location, in the heart of the old Georgian town, and at a stone's throw of Princes Street! Manager was very kind and helpful and hospitable. Breakfast was very good.
