I am not a big fan of toilets and showers in the same rooms but it did not affect our stay.

Really tiny room with no window but since we knew about it, it wasn't really a problem. Reading the comments we were a bit worried but it was actually better than expected

Buffet style breakfast was advertised but there was only a limited option of cereal and bread. Some of the utensils and bowls were not clean and were covered in dried food. And at night the heating was turned on too high. Towels were also very small.

Location was amazing for the price we paid especially. The bathroom was clean. Really ideal for a cheap short stay, especially if ur not planning on spending much time in the room.

The room we had was really stuffy, like a closet. There was a giant green exit sign in the room that kept us up the whole night. Pity, because without it I think the stay would have been a bit better.

The location was excellent. Very central! The B&B was well spaced out and the bathrooms were very clean. There was a bit of breakfast provided but you have to make it on your own, but that’s totally ok! Access to the building is really straightforward.

The beds are not particularly comfortable. There is only two bathrooms for 8 rooms so often a queue for showering. Breakfast is fine but very minimal.

The location is great, and for the price you cannot ask for too much. The only onsite staff come during the day to clean, they were very friendly and helpful when we had got a detail wrong about the booking. The kitchen is spacious and clean and good for cooking small lunch/dinner.

The location of the property was great. It was quiet, clean and cosy. There were nice touches like provision of breakfast and other snacks in the kitchen.

Loud on a weekend at the front of the property, but didn’t prevent getting to sleep. 9:30 check out time is the earliest I’ve ever come across would be better at 10-11

The property is located in the perfect location for exploring the old town and royal mile. The room and shared bathroom were both very clean. As expected we got what we paid for, not luxury but does what it is designed to do and would be well placed among its target market competitors.

Location great but at the same time noisy during night.

Price for central Edinburgh location is exceptional. The arrangements for the door key were easy and convenient. The kitchen was well stocked. The room was very clean and the bed comfortable although the heating was not controllable in the room. The bathroom needs updating (which I understand is planned soon anyway). Unfortunately the location in the old town at street level near venues does mean noise at night which is fine for a short stay as I was, or if you are in Edinburgh to be out and about but please realise that the price reflects this and your expectations should be that it is like a private room in a hostel.

I’m not a hostel-type traveller, so shared bathroom was hard for me. My room was facing the entrance alley and was very noisy outside all night. Poor sound insulation inside too, hard to get a good rest. Bathroom floor had big hole in floor, but the shower/toilet functioned well. Room not super clean but adequate for the price.

Location near Royal Mile. Self arrival instructions were communicated well, helpful photos included. Very good price for a private room. The shared kitchen looked very clean (I didn’t use it but seemed clean and equipped)

The room (№5) could do with the cupboard doors etc either replacing or painting and the walls could do with a touch up, it felt old and looked a bit dirty even though it was clean! The room didn't have a window, which was fine, but it did feel a little bit like a jail cell. (But that's just me nitpicking.) Overall, I was happy with the place and will stay again.

The location was great for walking in the centre of Edinburgh, I'm a solo female, so I was a little daunted about the side street and cobbles, but it's actually quite close to the main roads. The bed was comfortable and there was a heater in the room which I did need for a little while. The kitchen set up is great. The staff let me leave my bag there to collect later after I'd checked out!
