I have been travelling to Preston for work and visting my family. I have stayed at multiple hotels and apartments but have never come acorss such a great homey, clean and quiet place with warm welcome; beside the greatest value for money. It was an eay check-in with in- person warm reception by Mr David who is owner and he host. He prepared a great breakfast ( i have forgotten it was inlcuded in the rent). I regret to miss it as I had to rush to the railway station to ctach my train. The place is only 4-5 mins walk away from the rail station in a quiet ( I think the road is cloed on other end). There is great beautiful huge park on back of the house ( Averham Park). Defintely a great place for single person and a family. I will now definitely be staying at this place only.( provided available on my visit dates).

Didn’t like the separate toilet but it was just ours, next visit we’ll book the en-suite room.

David is an excellent host who makes you feel welcome in a beautiful decorated house. The bed and bedding are superb quality and the room had a very good balcony ( except not used due to temp.) Quality breakfast.

I can not think of a single thing I did not like about this property.

David the host is beyond amazing, nothing is too much trouble for him, you can chat to him for hours whilst listening to his fabulous stories, making you feel completely at ease, a gentleman and excellent company. The property is breathtakingly stylish, the artwork is a delight and breakfast is a culinary treat for the taste buds with the croissants second to none. The room was spacious, immaculately clean and extremely comfortable. I would not hesitate to stay here if I were to visit Preston again. In fact I may visit again just to stay here. Thank you David your home and your company were a complete pleasure.

East Cliff is a lovely, interesting house. It is newly refurbished, situated on a quiet road and the house itself is quiet with no noisy heating pipes etc. so we had a good sleep in the comfortable King size bed with fresh smelling sheets & towels. David our host was very welcoming and interesting to chat to. The house is ideally situated an easy 10 minute walk in to the centre of Preston and its bars etc. Will be the first place we book when visiting Preston again.

There was nothing not to like.

If I could give a higher rate then a 10 I would. The property has just been renovated. Please don't go by the look from the outside. David the host was most welcoming Offered a Hot drink on arrival. The room was immaculate A TV lot's of wardrobe space very comfortable Bed Extremely clean. A modern bathroom again Extremely clean. Very good quality Bed linen and towels . Even with free of street parking. Everything was just what we hope to find. But not often do. Well done David. Thanks and hope to stay again soon. Tony and Helen XXX

David was a very welcoming, warm and open host. I really loved the renovation he’d done on his house and how much art he’d filled it with! The pastries at breakfast were tasty and the coffee was very well made. The bed was very comfortable, so I had a great night's sleep. I would highly recommend staying with David if you need a place to stay in Preston.

David went above and beyond what a standard hotel offers. The place was luxurious, very comfortable and clean. He collected my package for me that I had re-directed to the hotel. David even helped me carry my bags to the station the next morning as I had loads of equipment from my show. A very warm and welcoming stay and a lovely breakfast was offered in the morning. Thanks so much David, I will highly recommend you and know where to stay when I’m next in the area. 10/10.

There is nothing I can fault with this accommodation. For me, this is the best place I've ever stayed in.

Exceptional. David, the host, made us feel like royalty. He went above & beyond for us. The room was stunning. Bed was comfy. Nice views from the balcony. Breakfast was delicious. We chatted at breakfast for hours. I felt very comfortable with David as if I'd known him for a long time. Stunning decor, ornaments & pictures. The bathroom is again stunning. The bath was big, and I had a lovely soak. I will definitely be back soon. It felt home from home.

David was super friendly & welcoming, very easy to communicate with. Even before the stay when I needed to park the car before check in time it was really easy to organise. David helped show us where to park and then was very informative when we checked in. We enjoyed the time we spent chatting with David & drinking Prosecco. David made a lovely breakfast in the morning and was very accommodating to the time we wanted it offering us to pick what time. When we woke up in the morning we could smell the croissants cooking in the oven. The bed was really comfy & there wasn’t anything that was too much. It is in an ideal location about 5 minute work from the town centre & a 5 min taxi ride to some bars and restaurants that you could probably walk too in 10-15. Ideal location for Deepdale too only a 30 minute walk but lots of places to stop on the way if you need too and that’s what your stopping in Preston for. It really was great value for money & we will definitely be returning. We can’t thank David enough for his hospitality and the accommodation. House was very clean and it was also very beautiful. If you’re looking for somewhere to stay in Preston or somewhere near a train station on a journey somewhere this is ideal!
