Like other reviewers have mentioned- the noise you can hear from other rooms at times & the mattress (needs more upholstery to be comfortable)

We particularly liked the very friendly, helpful & professional (multitasking!) female on duty on both days of our stay. She was exceptional. The evening meal options offered were on the basic side in nature but so very well cooked & presented. For instance- the pizza was handmade (ie not a bought base) & very generous topping wise. The omelette was well cooked & came with fries & a lovely Greek-ish mixed salad. The ice cream was of superb quality (& some lovely flavours were on offer).. we'd come back for the ice cream offering alone! Breakfast was continental buffet style & there was plenty of choice. Our room was revamped & nice (& away from road noise because it overlooked the garden). The hotel is in a great position in St Leonards- it's not very far to the seafront but far enough away to be peaceful (it's up a hill). There's parking, a bar & restaurant.

Breakfast was an issue. We were asked to attend one of three timings for breakfast. We chose the later time. It appears that the food is consumed at the earlier timings and then en no new food is cooked! Go early or go without .

The bed was AWFUL (room 7). Very soft and lumpy mattress, and it creaked every time we got in or out during the night which at our age is often! The room was excellent but ruined by the bed. Please get it changed!

Very spacious quiet room and generous sized bathroom. Modern furniture. Lovely polished wooden floor. Delightful view over the large garden with patio doors opening on to terrace. We would have liked to sit out in the garden had it been warmer.

The hotel needs a re-vamp but there was some maintenance people there the day we left so maybe this is being addressed There was a lot of noise but this was from other residents and in fairness this was only up to around 11:30 Disappointed in Hastings itself but there were a lot of good eating and drinking places in the Old town

In and outside needs decorating and updating . Curtains need fitting properly and decorating throughout. Bed not very comfortable and heater needs upgrading . Garden needs tlc.

Cobwebs and dust behind the TV , bulbs not being replaced when blown, light not working above mirror in bathroom, only 1 hand towel , no room clean, asked cleaner to come back in a few mins as we were still getting ready to go out, she didn’t bother .

Outside of property doesn’t look to pleasant however as soon as you walk through the door it looks up to date and clean with nice decor

Nice decor inside. Quiet location although very close to beach. Breakfast provided was very very good. Love the fact they had home made banana bread and Greek yoghurts as well as fry up items!
