Decor dated and a bit run down.

Great location, 5 mins walk into the village. 5 mins drive to zipworld betws y coed. We were in the area to walk snowdon and it suited our needs with close access to all routes 👍 The place could do with some TLC but the host is amazing running it on her own , so friendly, bed was comfy, room clean and breakfast very good. Price reasonable and would stay again on our next visit.

Took a while to be greeted at reception. Friendly and efficient once Li came. TV didn't work for me. Breakfast started at 8.30am although adjusted for us to 8.15am Bedroom could have road noise in busy season.

Nice bedroom though small. Clean, warm and comfortable. Good view from bedroom. View of the fields, woods and river. Watched a Dipper and Buzzard this morning. Short walk into town for services. It's an old property so allowances could be made.

Rooms were a little small, if you have the family room 3 beds. But the price of the accommodation out weighs any grumbles !

There was nothing I didn’t like. The property needs updating but, if you are a guest that finds this a huge issue then stay somewhere else, we were out and about after breakfast enjoying the marathon and slate mines. The bed was very comfortable, the shower was hot and towels/ shower mats were white and clean.

It was incredibly well located, good amount of parking, the room was a good size and the view from our window was amazing. Breakfast was fresh and beautifully cooked, with a selection of fresh fruit, juice, yoghurt, bread for toasting or mopping up your egg. The host was friendly, she manages the whole property by herself, she is an amazing lady. We will definitely stay there again.

Walls and floors are very thin, you hear next door's conversations. Room needs some tlc, but was pleasant enough to stay in. Needs a bit of dusting.

Location is great. Nice to have a door outside that you don't have to walk through a voyer like most b&bs. Parking easy, right ourside the room. Breakfadt included and a variety of options.

Beautiful spot in Betws Y Coed, definitely worth booking this place as you have the river and whole forest just across the street, and it's 5 minutes by walk to town center. Amazing views, and very nice and wide parking if you don't like to park on the street for the night. Price was alright for 5 nights, and the room spacious and very well heated so you can dry your clothes quickly, which was a plus because we visited at the end of September, and it rains a lot in Wales.

Bathroom was on the small side. Room got quite warm and unable to sleep with the window open due to outside road noise. Room could have done with blackout curtains due to the street light opposite.

No remote for telly, I could have asked but I don't go away to watch telly also when we checked in they told us our double room was given to someone else and they offered us a single which we objected and eventually got a double after a 15 min debate

The bathroom had not been cleaned. Loads of hairs around toilet seat and in the shower. Plus a toe nail in the shower! And empty shower gel and shampoo left in there on the shelf with the lids off. It was really obvious it hadn't been cleaned.

Lovely hosts. Comfortable beds. Hot shower. Great location.

Great hospitality from our host Mdm Lee being very accomodating allow us to have our takeaway meal in the dining area. It was like a family meal having her and her niece Veronica sit with us eat together although they had their own meals.
