United KingdomI can imagine for some, the room could be a bit tight so worth baring in mind but for us it was simply a base to get our heads down.
Communication was great, and although I didn't see a single member of staff all the time I was there, my check-in and stay went smoothly. The room was compact and bijoux, but we didn't need anything more than that, and I loved the wet room. Parking was fine. Found a spot not too far away and paid using the App. Download "paybyphone" App, find on street parking and avoid parking in Buzz Bingo car park that is much more expensive. About 5 mins from the sea and 15 mins into the town centre but plenty of bars and cafes en route. Did what it said on the tin and no problems.

United KingdomThe room (2) was very small and cramped. There wasn't much room in either the bedroom or bathroom to store or hang things. The hotel is much farther into Kempston than we've been before and we used Uber a lot as it was cold and wet whilst we were there

United KingdomThe furniture layout was not good which left little room for moving around. Maybe getting rid of the huge floor standing mirror would help. The kettle wouldn't fit under the bathroom tap. The room was only serviced if we remembered to put the label out (although we weren't told to do this). The provision of teabags was woefully inadequate and, despite contacting the owners to ask for more, we had 3 teabags for the whole of our stay. The breakfast was not what we were expecting. It should be made clear when you book that it will be a box of pastries delivered from the bakery across the road. The pastries were warm and fresh, but it would be a nice touch if cards were left in the room to allow guests to select what they'd like rather than a random selection being delivered. I know this is possible because I actually went across and requested pain au raisin for my last morning.
The room was exceptionally clean, the bed was comfortable and the room was warm. The provision of toiletries and tissues was a nice touch. The guest house was in a good place for walking to the seafront. The soundproofing must have been good, because, although we were on the ground floor and we could hear other guests coming and going, we didn't hear anything from upstairs. Despite the comments about what we didn't like, we would visit again and would recommend it to other people.

GreeceThe last flight of stairs to get to my room is too narrow to climb with luggage and the steps are too small. However, I got to like my room that felt like a nest.
Cozy building/room in the Kemptown area in Brighton. Staff is very friendly, attentive and accommodating, easy to communicate with. The best feature of my room was the heated floor in the bathroom! I recommend it, especially if your stay is in winter or early spring.

United KingdomThe beds are the worst I ever slept on. Junior suite had two single beds zipped together and the middle of my “double bed” where two single beds zipped was like a road hump while the bed itself was of cheap quality. The wall was painted and left in half which made the room look very bad. Central heating- radiator temperature control regardless of increase or decrease of temperature they don’t seem to work. When they come on they will stay on, on that was off would not turn on regardless of turning the controller.

United KingdomParking was not as easy as described. We were lucky to find one remaining slot nearby. Tried to telephone to arrange a permit - left a message but no-one returned call. Would have liked to have been able to lock the door from inside as we went to bed as it is a coded door entry system. (Guess I'm old school) On Booking.com I requested to include breakfast..I've had another look and nowhere does it say breakfast is 4 sweet pastries each from a patisserie across the road that will be delivered to your room door at 8.30. Overcharged on my bank statement but that has been rectified after a phone call.
