It is close to some pubs, bit street noise yet Sergio gives you heads up when you book which I appreciated.

The property was so close to the train station and easy access to centre of town! The rooms are very sweet, comfortable and clean. Having breakfast included was very handy. Sergio was lovely to converse with, nothing was too hard!

My room was perfectly adequate for my trip and budget , however if others are looking for a room with a view , not the best as backed by some scaffolding , a flat roof and a quiet delivery bay .The window could benefit from an additional light curtain to block view but allow light in.

Close to station and good location for exploring . Comfortable bed and clean space. I experienced no late night noise or music. Friendly and helpful owner and a good selection of items at the help yourself continental breakfast. Thank you Sergio.

If there is anything negative to say, it would be that it can be a bit noisy at night if people are partying in the street. But even this is quite moderate compared to many beach resorts.

Our hosts were a very friendly Irish-Italian couple, and the location was perfect, right between the train station and the town center, convenient for pretty much everything you'd like to see in Bath. The breakfast is continental, which is perfect for me (not being a fan of the "full English"), and there was good jazz playing while I was eating.

There could have been a chair or a stool, in the room to sit on, rather than the bed,and a small side table too.The double bed was a bit too big for a single person, but I suppose it was a double room,after all, although I think a couple would have difficulty manoeuvring there.

All these were good. The room and bathroom were both clean and comfortable. The house was generally peaceful and quiet.I hardly saw any other guests! The host was friendly and helpful. The continental breakfast was good, although a full English breakfast would have been even better!

It was not a problem for us, but please consider that there are rooms on the upper floors and there is no lift. Overall the place is great!

The location Is perfect (not even 5 minutes by foot from the station and even less from the city centre!). The room was cozy, nice and clean, with a TV, a sink and a kettle in case you wanted a hot cup of tea/coffee. I appreciated the breakfast and Sergio (the host) was friendly and helpful. He let us leave the luggage in the hall after our check out so that we could explore a bit more of the town before catching our train.

Room 2 is quite small for two people, not much space to move around but it’s decent, has own toilet and comfortable bed.

Location is great. Very close to Bath station, walking distance to some tourist spots ie The Roman Baths, Bath Abbey, Pulteney Bridge, etc. Also close to the the hop on hop off bus stops and shops. Reasonable price and good value for your money.

Best location! Just a few blocks away from the train station and all the main attractions. Sergio was extremely helpful and kind. Facilities were clean and the breakfast was simple, but exactly what you need to start your day. Will stay again when I get back to Bath. Definitely recommend.

The room was smaller than expected but nevertheless it was comfortable and big enough for 2 of us.

I liked how friendly the staff were, they were also helpful. I liked how clean the facilities were and the location was great. It is right next door to a cocktail bar but we didn't hear anything from that.

Room was adequate..clean tidy..clean accessible bathroom. Breakfast was adequate but pretty basic. Toast ..cereal..fruit ..yoghurt. Would have been nice to have had maybe some croissants or pastries??.. but otherwise all good.

Location was perfect..very central..no need for ubers or taxis.

Unfortubately our stay coincided with a student night at nightclub close by which made it quite noisy until early hours. I am sure it would be quieter on other nights

Very welcoming host with good communication and key safe instructions should he not be there when we arrived. Nice continental breakfast. Very convenient for train station,city centre and theatres.

The breakfast options were somewhat lacking. I anticipated a small continental selection based on the signage within the dining area but in the morning was met with just toast or cereal. A slightly larger selection would have been appreciated but it fulfilled the brief.

The location was excellent, incredibly central and great value for money. The hosts were really lovely and gave some excellent recommendations for dinner. The rooms were clean and suited us for a single nights stay. I would definitely stay here again in future.
