When at home in Philly we are always on the lookout for new restaurants and bars to try out, hitting Sixers, Eagles, Flyers, and Phillies games, and exploring some new and ever -changing neighborhoods in our city. Walk to the Art museum & historic penitentiary from our Fairmount district home! - 1 block from eastern State Penitentiary Historic tours. - 5 blocks from Art Museum. - 4 blocks from Barnes Museum - Walk downtown to City Hall & Convention Center-1/2 mile. - 5 blocks from Benjamin Franklin institute!! For tourists the hop-on, hop-off stop is two blocks away! Our location is very walkable & convenient! If our exterior ring cameras and/or noise monitors alert us that more than the stated number of guests are on premises or a noise disturbance has occurred, we reserve the right to cancel any existing reservation immediately

You must have valid govt ID, phone number and address on file.

We are not responsible for the loss of personal belongings or valuables during your stay. We cannot be responsible for any items left behind. There will be a minimum $100 handling fee for returning requested items to you. Shipping and packaging will be charged at cost. Items will be kept for 5-days. After which time they will be donated at management discretion.

Unfortunately, we do not allow late checkout to respect our cleaner's schedules. A fine of 50% of the upcoming night's stay will be imposed for a late checkout between 30 minutes and 2 hours past checkout time. Any checkout beyond 2 hours late will be charged at 2x the upcoming night's stay.

Please let us know if something needs our attention at check-in, or any time during your stay.
