Lovely house. Rooms are big and well equipped with TV, hairdryer, towels. All bathrooms have essentials such as soap and shampoo. Kitchen has everything needed to make meals. Garden has nice seating area and is sunny. Living room has 2 sofas and seating suitable for a group to sit together. It is quiet and safe. All beds are very comfortable and are new.

A) One room can be converted into living room- it has 2 sofa beds. (No separate living room/lounge/dining room- only 5 bedrooms+kitchen+2 bathrooms). B) CCTV monitoring around house and between primary and secondary entrance doors. Rooms have Smart HD TVs, Netflix, Disney+. C) Stove/oven are not accessible without host consent and require refundable cleaning deposit GBP 100 + daily usage fee GBP 15. D) 4 portable air conditioning units available: 1 in utility room/kitchen area + 3 in bedrooms of your choice. Utility room/ kitchen air conditioning unit is free. Bedrooms air conditioning (5000 BTU) cost GBP 8 per day, each. Heat exhaust pipe needs to be hanged outside window, water drain pipe pushed into water drainage hole at the back of unit and inserted into drain bottles. E) Mid stay inspection may be carried with prior notice from the host. F) No visitors. No undisclosed guests. No adding guests after booking without host’s consent. Only guest number/guests added to reservation allowed in the property. Each additional undisclosed/unauthorised guest, including guests added after booking is confirmed, will be charged GBP 200 per day, regardless if they stay overnight. Please ensure you add correct number of guests at the time of booking to avoid extra charges. G) Late check in (late arrival) or late check out (overstay) are subject to availability and charge GBP 200 per each commenced hour of late check in or check out. H) In order to receive damage/cleaning deposit(s) back, you must follow all rules stated in the advert’s description and keep the property and its contents, including all furniture, electronic equipments, fixtures and fittings (hereinafter the “Property”), in, on or at the Property in the same state of repair and cleanliness as at the start of the booking. You are responsible for the safekeeping of the Property, therefore you must, among others, to lock all doors and windows and ensure that the Property is safe upon your departure.
If you violate any fine print terms, house rules or any terms written on the Property’s page you agree to leave the Property immediately, have your reservation cancelled and not be refunded for any remaining unspent nights or damage deposit. Garden is shared with owner/host who will access the garden to water and maintain it on daily basis during your stay. Host will access the garden through separate entrance that is outside the property so your privacy is not affected. You can only access front, tiled part of the garden. You are not allowed to access back, green part of the garden. Please do not touch, break or cut any plants or move any plant pots in the front or back garden. In order to check in you need to inform the Property of your check in time on the later of at least 24 hours before arrival and at the time of booking. Failure to provide check in time will result in you not being able to check in, incur a GBP 150 fee and/or have delayed check in. If you miss your provided check in time without the Property’s authorisation you will be charged GBP 100 for each commenced hour of delay as long as you still arrive within advertised check in hours. Arrival outside check in hours may not be possible or subject to fee disclosed in section G). Gallery photos 1, 8, 9, 10, 11, 12, 13 are of the same room that is a bedroom, which can be converted to only one of the following: bedroom, living room or dining room. They show variations of optional room set up, depending on guest requirement. Dining table is made by joining together desks from all other rooms and covering with table cloth. Matching white dinnerware set available upon prior request and in case of breakage of one of the dinnerware pieces guests will be charged GBP 100 for replacing whole set. Non matching table set is readily available without request. Photos 5, 26, 27, 28 are of the same room shown with different bed set up. Photos 7, 20, 21 are of the same room shown with different bed set up.
I) Storage or consumption of alcohol is prohibited without host consent and additional charge may be payable for consent (amounts of charge vary, minimum GBP 100). Parties, gatherings, celebrations, birthdays or events are prohibited without host consent. J) You are not permitted to disconnect or alter settings or set up of any electric or electronic devices, TVs, security cameras, wi-fi or devices used for property’s security. K) Examples of deposit deductions for missing/damaged items (each item/incident): keys or key card GBP 50, TV or Air conditioning remote GBP 100, broken plants or accessing back garden GBP 100. You will be charged for any stain or damage related expense incurred by the Property, including compensation for time and handling of the damage or stain and related repair, replacement or cleaning. L) Parking per car GBP 15 per day (between 8am-6.30pm) or GBP 8 for half day (up to 5.5 hours). Free parking 6:30pm-8am and all day Sundays. In addition to above section H), in order to receive damage/cleaning deposit(s) back, you must also follow all rules and terms listed above or within the Property’s advert and immediately upon your check in inspect the Property for pre-existing damages not caused by you and report them to the Property. If you do not report pre-existing damages you may become liable for them. Property inspection following your check out will be carried out without your presence. This is to allow staff for uninterrupted process without time limitation. Bank processing time varies depending on payment method of the deposit refund. International transfers/refunds may result in bank charging processing or currency conversion fees when processing damage deposit refund. Property is not liable for any fees banks may charge for international payments/refunds of deposit(s). Card payments attract extra non refundable 1.5% card processing fee charged by bank. Above fees may be changed or waived subject to the Property’s discretion.
