A lovely house and spa. The room was clean and comfortable. The toiletries lacked hair conditioner as did the spa.

We needed an overnight stay in the vicinity: Kipps Farm fitted the bill. It is quiet, rural: there were ducks grazing in an adjacent field and wild rabbits apparent too. We were greeted with the offer of a cup of tea: which we accepted gratefully. We were shown our accommodation in an annexe adjacent to the house. It had everything we needed for an overnight. The breakfast was good and more than adequate. And the hosts were kind and interested in us.

Great location for a one night stop-over when doing the Devon Coast to Coast Cycleway. Exactly half way. Much better staying here, with the whole cabin, rather than booking a room at The George. Suited us brilliantly.

The room and breakfast were excellent. We had bikes to store safely which they provided. Staff were very helpful.
I am vegan and notified the hotel in advance, as well as speaking to a member of staff in the evening to remind them. I was provided with a vegan fried breakfast which was excellent.
But there was no provision of non dairy milk (soya/oat) for cereal or coffee.

Lovely thatched Devon village. Very friendly with two good pubs, both with restaurants. There's a very well stocked general store and a post office and butchers.
Nearly by are lovely walks and Halsden Woods where the river runs through it and a little beach area.
The coast and moors are both easily accessible

The shepherds hut was fantastic had all modern conveniences and they made great use of all the space.
Having the decking and BBQ around the hut was a lovely touch and a great space to relax in the evening sun.
Also loved the built open fire pit made for a great even once the sun went down.
Ideal place to start and finish walks and runs.
