This place exceeded my expectations. Despite some other comments, i've found it absolutely clean, and the service was great. Not luxury at all, obviously, but everything i needed was there in place. Also, i had some doubt about the position, but the closest underground (leytonstone, central line) is within 15 min by feet, and with a nice pedestrian traffic-free road, so everything went smooth and very confortable for visiting London. Room size was also in par with expectation, we received a quite large room with many coat hanger available, and the bed was pretty nice and confortable too.

The property was gorgeous on the outside and inside. Had a refurbished and clean interior and exterior. Despite the room being on the smaller side, It was so well kept I didn’t mind at all. I paid £53 for one night which for London i’ve found to be amazing. I’ve been in hotels all week and this is the best one yet. They offered cold and hot drinks from their kitchen area for the entire stay, including at night which is crazy to hear. Reception and Food area and all hallways were super clean too: 24 hour reception and offered a late check out for £10. Loved my stay so much ! Don't believe what you read on the website, The owner hasn't had the gardens cared for, they are all overgrown, Aperitivo on the back Patio. IS A JOKE. in amongst the weed infested brick paving.
Sleeps 6 only if one person sleeps on a park bench. Only 2 double beds and 1 single. Curtains hanging off rails, missing door off wardrobes, Cooking smells in the refrigerator and bottom floor and kitchen cupboards with backs that are falling out.
That's not to mention the stains on the carpet of the back bedroom or the half empty water bottle left in one bedroom or the tissue blocking the light of the water heater.
This place is to be avoided as is become evident that booking.com is now dealing with GO TO GATE a car crash of a travel agent with 1 star
