I have stayed here before and the biggest advantage of this hotel is the location next to the funicular to the railway station. But it is also perfectly located in the center of Lugano's old town.
They have rooms with 3 beds which was perfect for this stay.

We had a fantastic stay, myself, my wife and our 3 dogs (two Labrador’s and a Great Dane cross Saint Bernard). Only had to pay 100chf for the dogs in total for the night. They had also left out 3 dog beds big enough for all our dogs and a little treat bag for each of them, they were incredibly accommodating. For dog owners it’s a perfect hotel to stay at.

Great spot not far from the Italian boarder and make sure to go into Brusino Arsizio there are a couple small parks and you also have very nice swimming areas as well and small cafe and restraints. Make sure to go across to Morcote and there is a small 2 hour free parking with disc before the park house which is great if not wanting to stay longer.

Nice little private 'beach' just across the road from the hotel where we could swim in the lake. parking right outside for the motorbike. The hotel very clean, beds comfortable, breakfast great, price reasonable. A little walk into the village but there is a nice walkway by the sea with a great bar on the beach with cocktails and food. Then a short walk to the rest of the village.
Really nice small hotel in an amazing location in front of lake Lugano. The hosts are super nice people, very friendly and accommodating. The room was spacious and very clean. The breakfast was amazing! Very relaxed and friendly atmosphere, would have loved to stay longer.
Surrounding area and view, the staff is a hell of a lot - really nice and helpful. It's a beautiful spot, the italian border in walking distance. Easy to approach the lake, its directly in front of the hotel. Food of the restaurant outstanding !
