Breakfast selection was nice and fresh! Location was close to everything, a Tesco right in front, bike rental shop, cute little stores, etc. Quaint rooms - lovely view of the town! Facilities - the outdoor hot tub was great!

The room is beautiful and the bed is wide and super comfortable. I checked in quite late, and sent the message earlier so the landlord kindly manage to sent the instruction on how to find my room key which I found it very helpful. The room amenities also quite generous with tea and coffee collections and chocolate drinks. Thanks a lot 👍🏽

The room and guest house were spotlessly clean. The beds and chairs were very comfortable - I had a deep night's sleep both nights. The location was ideal - in the heart of Coniston: after a good day's walking, the town's pubs and eplaves to eat were close by. Frances the host was very friendly and helpful pointing out where to park. The breakfast was very tasty. I would have no hesitation recommending this B&B to all my friends as an ideal place to stay on Coniston.
Lovely sized room with small kitchen & fridge. Ideal location / quiet (room was at back of property). Bed really comfy, ideal for short stay. Room generally very clean, few cobwebs so may be needs abit of a dust! Did need to chase up details of how to access property (code / instruction) on the day though resolved very quickly. Would definitely stay again.
Perfect location for a couple of mates to do multiple walls from the accomodation, including Langdale valley and Hellvelyn. 5 mins walk to Ambleside. Lovely room, shower and breakfast. And cheaper than most places, ideal!

Well everything , staff were brilliant when we rang to say we were likely to be late but dealt with it perfectly, location superb, compact with everything we could possibly need spotlessly clean , and very much value for money , would of loved to stay longer but given the chance we will be back
The room was spotless, very clean! Bed was really comfy. We struggled to find the overflow parking at first but the woman on the phone was really helpful and professional and we found it straight away. Brilliant location with just a 5 min walk to the lake!
Ideal location, perfect base for day hikes. (24 mins drive to Seathwaite farm for the corridoor route) Really cheap, some reviews are a bit harsh considering how affordable it is. The staff are great, all really friendly.
This property is in an ideal location, close to the motorway. The staff were very welcoming and friendly. The food was exceptional and the menu not your run of the mill selection, so a pleasant surprise. Drinks were cheap, which was ideal as I like a single malt after a day on the road. My room as massive, nice and warm and very clean
