    Incredible breakfast made by the innkeeper! Baxter House is also in a perfect location in Ann Arbor, walkable to lots of shops and restaurants downtown. The apartment is updated and clean. Highly recommend!

    What an amazing chef! So many breakfast dishes offered, all exceptional. Seriously the most beautiful omelette. She had so many teas and sizes of teapots to choose from. I'd come down and there'd be a little smoothie waiting for me in a pitcher. I ate so much breakfast , and a huge variety of things each time not just one gigantic omelette or something, when I was there so I was full all day.

    I can't think of a thing; we had a very good experience all the way around.

    Breakfast was fantastic; Kathleen is a wonderful hostess and chef! The home-made sweet potato hash, home-made granola, fresh berries, etc. It was all delicious. It was so nice of her to make us a pot of tea when we got home late. The property is beautiful and very comfortable; the bed is super comfy and the sheets are so soft, and the tub/shower is wonderful. The location is also great with wonderful restaurants and shopping a walk away.

    Breakfast was tailored to my taste. The location was great and safe. Kathleen was super friendly! Honestly, I just wish I was staying longer!

    Honestly, nothing. If anything, the experience was even better than we expected. Parking was convenient and the location worked extremely well for our visit. We look forward to staying here again during our next visit to Ann Arbor.

    The host did an excellent job of providing a nutritious breakfast that conformed to our needs. Since we were the only guests staying there, she asked us specifically when and what we wanted to eat. Each morning we had a hearty breakfast that tasted great. Very happy with the experience.

    Room furniture is very basic, TV is only at the common living hall.

    Great location, close to nature and downtown, beautiful house in a beautiful neighborhood, very friendly and caring owner, home-like atmosphere, excellent and healthy breakfast. Room had large windows and a small private balcony with tree canopy view.

    Kathleen was an incredible innkeeper and host. I appreciated the wonderful conversation each day and her helpful nature. The home is in a great neighborhood and is in walking distance to shops and restaurants. Each day's breakfast was delicious and unique from day to day.

    Specially I like the kindness of Kathleen, the owner. She did everything possible to make me feel comfortable during my stay in Ann Arbor. I felt like I was at home all the time. I totally recommend this property.

    Honestly we were happy with everything. Guests should note that since this is a small operation, arrival time will need to be planned.

    We stayed in the apartment which was very spacious for our family. Kathleen, our host, was lovely and accommodated any and every need. Breakfast was excellent. Wonderful place!

    I had no complaints, my stay was exactly what I was looking for and was very reasonably priced.

    The location was perfect. I had a conference taking place at the University of Michigan and Baxter B&B was a nice pleasant 15-min walk from both downtown and campus. I appreciated that the location was not within town central itself and was in a particularly nice residential, secluded area. The breakfast provided was phenomenal. Kathleen provided friendly service and excellent conversation, even giving me a ride one day when I was a bit late.

    There is a mechanical space located adjacent to the room that made a fan noise all night. The room is very small.

    Perfectly located. A wonderful warm host. Perfect breakfast and a well stocked coffee and tea station (available 24 hours).

    As a solo female traveller, I was put in a room just off the common sitting room and breakfast area that did not have a lock. The door of the room had several glass panes which were covered by slatted blinds. Coverage was good, but personally, I prefer solid doors. Since I was only in Ann Arbor for a couple of days and needed to be able to focus on work, I got another accommodation where I could close the door and lock it after the first night. Later, Kathleen told me that she does have a lock and pin available. So if you value your privacy, and need a lockable room, be sure to communicate your requirements to Kathleen well in advance. I am sure that she will do her best to accommodate you.

    Kathleen is lovely - very helpful and welcoming. The breakfast was fabulous - the first time I'd had freshly made muesli. The location is central in Kerrytown near lots of characterful shops and within walking distance of the University of Michigan Central campus and Downtown Ann Arbor.
