    no-where to park briefly while I checked in and enquired if any parking spaces were left [they weren't]. My wife stayed with the car parked in resident parking space while I checked

    vg welcoming and helpful staff; very nice room and good to have the sideways view of the beach and sea even though we weren't in a front sea facing room; well furnished/good state of decor. Proximity to the sea front and ability to use room until 11 meant we were able to enjoy a walk along by the sea before we left.

    Really disappointed that they had no veggie sausages for the veggie full English breakfast., was more a veggie half English breakfast. Also I arrived two hours earlier than the checking in time, I asked if the room was ready which it was and could I check in now and the gentleman behind reception said that I can have the room earlier for £30. I appreciate that a charge is normally applied if I’ve request an early check-in but normally if you arrive at a hotel earlier than check in time and the room is ready they allow you to have your room.

    Bed uncomfortable, leak in bathroom, lack of sockets, no daily housekeeping, horrible view of bins and grotty accommodation opposite.

    Lovely breakfast, friendly staff, given a heater when I said the room was cold, nice hotel bar, clean lobby and dining room.

    PARKING ! Do not be misled. Even at an exorbitant £22 per day we arrived to find that the spaces were 'unsuitable' for our car. We have a mid range SUV (Not a Range Rover !!!). Apparently some of the spaces are are just about big enough for a Mini. We had to park on the Brighton Front. One space in a 1000 yard stretch. Then had to download the Brighton Parking App, Pay £23 a day for the two days. Took over 30 minutes to accomplish this as the App is usual rubbish. ROOM. Our room was small. As it was May and still cold at night we had no issue. If there in a hot summer the room would be unbearable. I would dispute the 3 star status. This review is written on our return having stayed at 6 hotels across Hampshire, Sussex, Kent & Surrey so not a 'random' one off opinion.

    This hotel is perfectly adequate. Very clean, comfortable. For two days stay it has a good location on the front. Reasonable price - but you get what you pay for !

    The corridors in particular were unbearably hot and the weather was in the 17/18 degrees bracket so not even summer weather but no air conditioning and overnight the room got very hot as well.

    The staff were great and changed our room for us as my partner struggled with being on the top floor.

    The breakfast was very basic - very limited options, but enough to tide you over if you’re looking for an easy fix I suppose. But the service was not organised at all - the staff themselves were all lovely and happy to accommodate, but if we needed anything we had to chase the staff down to ask them for it as there wasn’t really any sort of organised service. Also £25 a day for parking was very steep! Especially considering it was a car park out in the open and not secure in anyway. That was not worth the money unfortunately

    Very close to the sea front which was lovely, walking distance to the pier. The room itself was spacious enough and clean, and the bed was comfortable. We were right on the top floor so the view of the sea was also amazing.

    Parking was a nightmare, very limited and very tight spaces. Wasnt overly clean, hairs in & around the bath before we had even used it so was obviously from previous people. Dirty marks on the towels. Very thin walls as could hear person next door snoring & also could hear her phonecall very early in the morning! Got woken up by it.

    The lift is painfully slow - exactly thirty-five seconds to travel between ground and fifth floor. My local Tyne & Wear metro system runs a more frequent service!!

    Good breakfast served very quickly by friendly and helpful staff.

    They were fully booked for parking so we had to drive around to find somewhere. And one of the ladies at reception was very hard to understand due to the language barrier.

    The bar menu showed food, but was not available. The lift was old and slow (didn't feel safe).

    Natalie and Mary were lovely, as were most of the staff. The breakfast was ok, but basic. The room was a bit pocky , but serviceable. Would stay again.

    Chipped cups & glasses at breakfast. Lack of condiments (no brown only red) not a lot to choose from and on 2 occasions had hair on my breakfast.

    The bed was comfortable and it was clean.

    Key card not working on numerous occasions, also we didn’t have housekeeping come in and empty our bin or restock toilet roll etc ,

    The shower was cold and the water pressure extremely low so the speed of the shower was barely more than a trickle.

    The location was perfect. Located overlooking the beach. We received a free upgrade to a sea view room which was a nice touch.

    The lift was a bit of an inconvenience, we’re a young couple so don’t mind the stairs, but if you’re reliant on a lift it would be a hindrance.

    They managed to get us in quickly after a failed booking at another place - very much appreciated. The layout of the building and bar area was nice, breakfast was well organised and tasty. We thought it was good that the bar toilets could only be used by people staying at the hotel.

    The room was a little small and very expensive but there was a festival on in Brighton so the city was very busy and this hotel was cheaper than most other options available

    Breakfast was nice, room was clean, staff were helpful, location was lovely
