    The bathroom facilities were not great. The shower had to be held as you could not direct it over you. The hotel was beside a pub, so very noisy road until pub shut. No breakfast option. You had to collect keys from pub to check in.

    The room looked lovely and was very clean. Everything provided that might be required, e.g. ironing board & iron, fan, along with extra refreshments and chocolate. It was close to the beach and town.

    Friendly owners, clean and comfortable stay. The Ritz it is not but an absolutely perfectly acceptable value for money guesthouse it most certainly is.

    The room was comfortable and clean. However, I wish there had been a blackout blind/ curtain at the window, to stop the sunshine waking me up so early. It was a shame no one replied to my message about parking, until after I stayed. A parking voucher would have been useful.

    The location was perfect. I've never stayed in Kemptown before but it proved to be very convenient for the theatres. There were also plenty of cafes nearby for breakfast in the morning.

    Look from our window on messy back yard, but for one day ok

    I was happy to be there. The night was noisy until 2pm because of the night life but this is Brighton.

    It was a surprise for me. There is a lovely building with very nice decoration. I had a double room which was comfy and had enough space. I checked in around 8pm. The "reception" was at the next door in a pub. Everything was quick. Plenty pubs, restaurants, shops are around it and the sea at the end of the street.

    Bathroom needs updating. Everything very dated and noisy cistern.

    Good location, 10 min stroll from central Brighton. Owner also has the pub 2 doors down which is where I went to check-in. Great atmosphere in the pub, and service was excellent.

    Lovely old building and really well located for Brighton town centre and the sea front. Staff were really friendly and helpful. No problems at all with the facilities and plentiful hot water.

    It's a little rough round the edges, probably just because its an old building. Check in was via the pub next door which was OK and friendly staff but navigating people on a night out/waiting to be served at the bar just to check in is a bit of a faff, especially if you have lots of stuff with you.

    Really good value. The room was large with a four poster bed which was very comfy. Location is good for the beach and walkable from the train station. There's a couple of nice pubs and cafes nearby.

    The rest of the room was immaculate so finding hairs & grime in the bath was quite a shock, I did mention it via msg to the property but nobody came to clean it so I did it myself. Also the bulb in the bedside lamp wasn't working.

    Great place close to the city, bars and clubs/pubs, grand rooms, 4 poster bed, fridge, tea/coffee biscuits etc wine glasses were a welcome touch.

    Bathroom isn't the cleanest. The toilet doesn't flush great, and the shower didn't really work. Which was fine for me as I was only there one night

    The staff were lovely! The bedroom itself was above expectations! Very large room and beautiful bed and very comfortable, they left a lot of little treats around. TV was good size and had netflix, YouTube etc Location is perfect in the heart of Brighton (which can mean sometimes it's a little loud with drunk pub goers nearby)

    Ok , well no hot water in our room ., was mentioned but no apology but was told could use other rooms bathroom in hotel but other people use it too in the property. Our rooms bathroom smelt damp and mattress was uncomfortable.

    The location was brill. Pub welcoming , the room size and fridge kettle and towels with welcome chocs .
