I loved the view over Lake Windmere, the room was so clean and the room had a bathtub which I appreciated after a long journey.

The property was well placed, on a river for which we had a lake view which was lovely. Spa facility was really nice although almost cost as much as proper, don’t really think it was worth £50pp at all unless treatments already included

Perfect location in the centre of town a short distance from the water and hiking spots. Really good value, included breakfast was high quality and the staff were really nice and helpful. Beautiful views from the window. In the evening the pub is very cosy, good food, open fire and range of drinks.
I would definitely recommend staying here for a weekend break.

Warm welcome, large comfortable and clean room. Good food for dinner from wide choice of food/beers/wine with good service. Nice breakfast, again with good choice and service.

The Farmstead is actually located in Water Yeat not High Nibthwaite. Water Yeat is a beautiful tiny hamlet. Nearest shop or pub is in Coniston. Beautiful night skies, no light pollution. Enjoyed the peace and quiet. Fantastic pub meal at White Hart Inn at Ulverston, about ten minutes drive.
