Very comfortable, warm and great location. Far enough from the city to be quiet but not far to drive. Awesome that it's pet friendly as we had to take our 2 dogs on this trip. Will definitely be back to stay again.

Perfect location, we had been to Rotorua, But never stay at that area, very nice view, the room is large and warm, everything is good.

Ok so when I was looking for a hotel near the famous smelly town of Rotorua, one of the things I wanted to know was ‘is this place going to be smelly?’. Especially as I have been here before and know that the smell can come in waves. We settled on this place in the hopes that it would be much less potent with the smell of sulphur. Good news - it was! For the 3 nights we were there, only one morning when we got in the car did we smell sulphur, and it wasn’t all that strong.
-Location - a good 20 drive minutes out of Rotorua. Definitely out on its own, but still close to the lake.
-Access - check in like a hotel at the entrance to the compound. The staff were very friendly and helpful.
-Parking - we had a designated space in front of the house, and it looked like there was enough for at least one extra car per house, though I would check on that.
-Restaurants - only one barely open on site restaurant (we didn’t go so I can’t speak to its quality) and one pretty badly reviewed restaurant nearby. We went into Rotorua’s Eat Streat most of the time, as well as having a Hangi at Te Puia Māori Village instead (would recommend).
-WiFi speed - 230 mbps down and 210 mbps up
-Amenities / facilities - we didn’t use or even go to any of the gym facilities so I can’t comment on those. The house had a washer, dryer, dishwasher and a well stocked kitchen. Though from what we could gather it looks like each of the properties are owned and then rented out by Ramada on behalf of the owners. So it may be that different units have different facilities, but obviously I am unsure.
-Temperature - fine - aircon downstairs.
-Shower - not the best pressure, but not the worst. Consistent in temperature.

We went as a group of 10. There were plenty of parking slots and rooms were tidy too. Loved the ez communication with landlord and would definitely recommend this place to friends that go to Rotorua.
