The shower didn't have much pressure but at least water was hot enough. Overall the room seem to be in need of renovation.

The Bed was awful. Very hard, like sleeping on a board, causing discomfort at night and pain during the day.

The resort was beautiful and the beach location was great. Our apartment was very nice, and clean.

Too expensive- for what you get. For example the master bedroom downstairs did not have air conditioning. That was the most shocking. The fans did not help. We did not sleep for the 2 nights. Very disappointing.

The WiFi went out on Friday AM and there is barely any service in the area. Even when the WiFi worked it was shotty at best. The place was nice enough but I’ve stayed at nicer places for less money.

The view from my room was ideal and loved the beach cabana service.

Our room (19), a pool view, was pretty small and the room with the double/queen bed felt so cramped, the mattress was uncomfortable, and looked out on the walkway. Further, the sofa bed's mattress was VERY uncomfortable. The air conditioning in the bedroom didn't work well and we were very hot. We paid $495/night + a resort fee for this room. While I know the Hamptons are expensive on summer weekends, I felt this was way overpriced for the room.

the fact that this place is right on a beautiful beach cannot be beat. The pool and grounds are nice too. I really appreciated that the amenities included beach chairs, towels and umbrellas, and the staff were very willing to set up whatever you needed for your group. Further all staff were very kind and the housekeepers did a nice job cleaning the rooms.

Unfortunately our room was very old and worn. It would definitely need reconstruction. Our friends had another room that was renovated and it was very beautiful.

You arrive on time, with no one in the office, and your name pinned on a small envelope with a map that is impossible to read, and no idea where the room is. It took 30 minutes with several tries to finally locate the correct room. You cannot really see the ocean from the room, though you can hear it.

The room is a very large suite.

I was disappointed to find the following in the unit: 1. white toilet seat was worn and needs to be replaced 2. no USB ports easily accessible 3. broken patio chair with exposed nail hazard 4. cookie sheets left in oven had food & foil on them 5. the microwave was rusted and stained inside

The photo online showed the first floor condo facing the ocean. That’s what I wanted especially because my guest had just had hip surgery. We did not get that. . We got one on the second floor, facing some trees. Usually in these rentals there is coffee and additional kitchen utensils. The kitchen was not adequately appointed. It was less than tiny. The bathroom was also tiny.The pull out couch bed was awful! The mattress had nothing to it. Also the furnishings in the one common room should be rearranged so the couch faces the TV on the opposite wall the arrangement of the room was not functional at all. My friend kept hitting her head on the globe that hung too low between the stove and where the dining area(?) started? They didn’t lay out the furniture properly

Beautiful location next to the beach. Staff very nice. Having beach chairs provided on the beach was very nice.

The bed was extremely uncomfortable stayed in room #39 We had another room booked but they switched it on us and were advised when we arrived that the room was changed. They said they tried "calling" us a few times. All of their prior communication was email or text. Room amenities - there was a VCR and for some reason 2 microwaves.

For the money I paid for one night in the middle of the week I expected a beachfront view. Instead got stuck in a back room with a view of shrubs. Bathrooms way to small...no legroom in front of the toilet. Tried to use pool the night we got there but it was padlocked b4 6 pm so kids lost out. Called desk and was told it would reopen at 9, but found out doesn't open til 10. Posted hrs said pool hrs 10-7. This is all when given a check-in time of 5pm and checkout at 11 (they were nice enough to extend that to 12 for us so finally got a little pool time in the am).

It was very clean and had all the amenities such as microwave, stove etc. Aside from bathrooms, bedrooms and living room were good size and very comfortable.

We rented apt 14 our friends booked after us and had apt 40 their apartment was totally remodeled larger with an ocean view. Out apt was shabbie sheak to say the least and cost us more money we were not happy.

The kitchen area was very small. The burners on the stove were not working well. The lamp in the living room was flickering (we unplugged it) The pull out couch mattress was horrible... thank god the kids slept on it and only for 2 nights.

The location to the beach and the town of montauk. The pool was great. I liked that even though I was on the 1st floor, we could see the beach from our balcony. We were in unit 38
