our first villa was very dirty. we told reception and they swapped us immediately. our second villa wasn’t 100% clean, but was better so we stayed there. the shower was unfortunately broken which we didn’t realise until the following day. they came and fixed the day after we told them. our water also stopped working. also fixed but the same day. lastly the ceiling needed touching up a bit. it was stained from where water had leaked from the bathroom and come through.

No sun in the pool area. Also had a rat in the pool one day . Which I dished out. Gym equipment was poor quality.

I liked the two levels , the four poster bed and it’s was quite private with the pool .

As with many places in Thailand, a lot of corners were cut with the construction. The plumbing was pretty bad and gave off a horrible smell quite often and the shower drain kept getting blocked. Also the cleaning that is done is definitely not done well. The upkeep in general isn’t great. We couldn’t get any Wi-Fi upstairs either. Staff did little to fix these issues.

It has so much potential. The amount of space is nice and the decor is nice as well. Some villas have better gardens than others. The bed is super comfy and the shower is huge.

Our villa (1.) was next to the staff's room, from where they can look into our private garden, it was very embarrassing for us, and we were not able to enjoy privacy in our "private" garden... The breakfast was medium level, and not too much, there was no buffet table, just a portion of food for you, and no more. When we arrive I went to the reception to check in, my wife was resting in the common garden with our packages, and the staff thought, that she did not come to the reception, because she hides a dog... It was very annoying that they suspects us with this issue...

The privat garden and the house inside was beautiful, nice plants around the pool, very good style of furnitures in the house.

on the whole was ok ...no gardener spray lava so eaten alive bugs around pool ... under beds dirty aircon needs revamp and clean . shame lovely looking place . staff friendly . luckly only few night stay me . no way could have done a week . booked villa 1 level pay extra due disabled but no mention all steep steps get to room . pool light didn't work overhall disappointed 😞

It is very secluded you cannot go anywhere without booking a taxi. There is nothing that is walking distance and I wouldn’t advise going for a stroll the local guard dogs will have you on edge. If I had stayed longer I would have moved closer to Kata beach where there is plenty accessible on foot.

Beautiful villa, great space and very private. The staff are lovely and the food is good.

Well, the villas are nothing like in the pictures. I mean, it looks like those picture were taken 5 years ago and the premises need a little refresh. I know it was rainy season but the villa had more of a gloomy feel than bright as the picture.

The check-in was quick and the receptionist welcoming.

The mattress was so old and thin, we practically were sleeping on springs. There isn’t a central switch to put out the lights when getting to bed, and hence one has to walk around to different switches on two levels. The switch by the bed only controlled one set of led lights above the bed. The pool was dirty, we didn’t even try it once. The wardrobes interior is coming apart, and the bathroom door wasn’t lockable. The facility is terribly understaffed which impacts timely issue resolution. They are also very mean with resources, and we only got one extra bottle of water, and a torn towel which looked like it was big and they cut it into two pieces. In the sink area, no utilities were provided to wash dishes which a little inconveniencing as they only provided one pair of dishes at any one point. The AC in the room was difficult to use as it always showed different settings. At best, it was either too cold, or too hot. The shower never gave hot water even once, despite our best efforts. I told the lady at the reception on the second day and they said they would send someone. This never happened. The breakfast is a ripoff! The American breakfast served there is not well done, and not once did I see anyone clear their plate. Most people would just touch it and leave it. Options for vegetarians should be added as they are alien at the place. Generally, we were so disappointed with the space, we changed our plane tickets (at a huge fee) to leave four days earlier and cut our losses (as there are no refunds).

The size of the room, and especially the shower area. These were big areas. The living room area was also a great size, nice couch and dining area. The WiFi was also acceptable and allowed us to stay connected. The room also has a good size fridge that stays on even when out of the room so food doesn’t go bad. There is also a microwave for warming food and a sink to put dirty dishes.

We had really good experience so far ..tbh I was worried about the review and stuff but you know .. when you see the property..it's make sense for the price you pay for .. I visited Phuket at least twice a year stay different places and see a lot of properties so this place not bad at all .. staff so lovely tho ..the room also lovely but yea not clean clean I can accepted that with the price I pay for .. so don't put your high expectations with this price you will really have good time .. The location so quite far from places but you know travel without bike or car not really good idea so don't blame your place .. The pool lovely size we loved it 4 days all good memories Ruji.
