Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We are currently testing a weighted review system in Malta and Iceland (excluding hotel and vacation rental chains). For properties in these countries, the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

IrelandNo complaints about the property itself just that we did book the accommodation in September so the weather was pretty repetitive; Rain throughout the night and early morning with potential of it stopping in the afternoon or evening. Be Prepared to get your feet wet! No matter where you book, the pathways will be flooded in the morning (still walkable), so don't expect a smooth early walk to the beach. It was still a fun experience!
The resort is in a very unique location having a wonderful mix of beach and jungle. We particularly liked the style of the house with a lot of natural wood decor. There is a section of room you can lay down with a glass view of the jungle. The facilities were great having a reasonably priced menu and a great room-service. The room itself was surprisingly spacious and the bathroom was so so modern, supporting a bath and shower.

Hong KongStandard & size of rooms is variable, resulting in us needing to change a room on arrival and us then not being close to our children. Detached bungalows are great, but the resort is very hilly so prepare for some short hikes up and down to your room!
Great views from lovely pool. Nice to walk to all the restaurants & bars - but don't fprget the try the resort restaurant for lunch / dinner as food is very good too.

The view was great although we got a lot of rain. The cabine was so cute and the staff were lovely!

Italy- It’s as far as it gets from the beach (20 min walking on slippery and hilly sidewalk) - The view to the ocean was actually entirely blocked (at least from our cabin) - Your calves are going to hurt
- Very caring staff - Comfy and rooms with a good vibe - Amazing breakfast - Great restaurant

SpainIt was very noisy because of the noise made by longtails boats (even at night). They start making noise at around 6:30 in the morning and do not stop until very late at night. It was difficult to sleep at times. They provide you with ear plugs…
The staff was very friendly and the bungalow is very cozy and with a terrace with excellent views. The breakfast was quite good and the restaurant had amazing views. The swimming pool area was very good too. The tropical garden is beautiful.

NorwayThere are always small niggles with any place but one major fault is the pool. You guys need to hire someone who understands how to maintain a pool before someone gets hurt. The cloudy water that has completely eaten away the grout between the tiles in the pool is a clear indication of a severe chemical imbalance. The PH level and chlorine levels are way off. The only maintenance I saw during our week stay was sweeping around the pool and manually removing leaves from the surface of the water. There is however no skimmer and no setup for vacuming the bottom. The grout that has been eaten away is lying in powder form on the bottom beside the edges. Been that way for months? Years? Continuing to add chlorine will not help...only eat bathing suits and hurt people's eyes. The "infinity" function of the pool could work as a skimmer but the wall leaks and the top stones are loose so you are unable to skim off the top of the water. The water is not being filtered. You only have the illusion of filtering because of the pump shooting oxigenated jets of water into the pool. There are dirty slicks floating on the surface and a huge load of suspended debris in the water. Even though it's an economic hit, you guys need to shut down the pool immediately and give it the attention it needs. Why not now in the low season? Your water should be chrystal clear (even during the rainy season). You have the opportunity to answer this comment once you have fixed your pool to reassure future guests of your wonderful resort that your pool is once again safe to use. Again, hiring a professional and planning properly should have you up again in 3-5 days.
It seems that bad reviews are from people who haven't bothered to research this resort. Yes it's the last resort on Railay east and it takes a bit of walking to get there. For us it was perfect to retreat away from the action and we don't need the staff to constantly hover around us to make us feel welcome.

FranceThe noise coming from the long tail boats is really annoying, from 6am all day until 11pm, I thought it would be okay when taking the reservation but I was surprised by how loud it is the first night there. Also, the locations is a + and a - at the same time. You are truly immersed in nature , but the walk back to railay center gets annoying really quickly ( 15min from the hotel to the main road )
The room view and atmosphere is unique and beautiful. You can see monkeys out of your room in the morning, truly magical ! The swimming pool is also amazing.

IndiaWhile the approach was serene and you feel very close to nature, it can be a little intimidating. The walk up to the hotel is quite a bit of a climb, but you do get used to it. I would recommend backpacking it instead of travelling with your suitcases. The rooms were great and very close to the images on booking.com. However, the rooms could be maintained a bit better. There are gaps in the doors and parts of the ceiling that look a tad bit run down. And could be a gateway for insects (though we had none in the room) While walking to the hotel, and in it, you will come across monitor lizards which can be HUGE, but that is common to the island and we were told that they are completely harmless. So if an adventurous walk is something at intrigues you, and you’re not affected by creepy crawlies, this is a perfect reward after that steep climb.
The view!! I don’t think any other resort in Railay can be compared to the view you get from your room. Additionally, the bathroom was beautiful and made me so happy. The swimming pool was perfect and overlooked the sea.

United StatesThe resort is in the jungle so the mosquitos during our stay were pervasive and it’s very humid/sticky feeling in June. Our hut was a small hike uphill so that was challenging to do especially becasue I have some ankle issues. The beach is littered with plastic and trash. It’s not a good swimming area on that side, nicer beach in other side and about 15 minutes walk. The location is close to Phi Phi islands so the 45 min. boat trip there and snorkeling were the best part.
The view of the ocean and cliffs are amazing. Seeing some monkeys, dolphins and monitor lizards while in the property. The location of the restaurant and the breakfast was delicious.

United KingdomThe property wasn’t well maintained, which I guess is a Covid affect. The paths were cracked, and roof material missing. It could have looked nicer.
Nice location. Nicely nestled in amongst the trees, and shaded. The pool was a nice shaded pool, and it was nice not being in the centre of Railay. The rooms were very nice. The service and food was good.
