Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We are currently testing a weighted review system in Malta and Iceland (excluding hotel and vacation rental chains). For properties in these countries, the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

ThailandEvery year seems to go downhill just a little bit. This year, problems with water in the plumbing.
I’ve been coming with a group every year for many years and love the location, the pool, and layout of the Lai-Tai.

United StatesNoise. Not enough reviews mention road noise. It comes in from the very busy streets and reverberates in the horseshoe shaped complex. The doors and louvered windows have no seals; I resorted to earplugs. A warning: If you stain your sheets, wash them yourself! They placed mine in a hamper by the front desk for days and made me buy them. Rude!
The pool is clean and refreshing. The room decor is cute, authentic old Thai. They make your bed daily with clean towels or change upon request. Complex and room felt clean.

SpainIs really good value, I have stayed iplaces that were way more expensive but not as nice. Is a simple, clean room, a bit kitch but charming kinda like old Thai style. You can hear the Main Street but is not that bad. The staff is super friendly and they did my room everyday. Unlike the previous hotels I’ve stayed in Thailand.

GermanyDue to the big busy streets around the old town it is noisy throughout the day & night. I didn’t consider this from the map & would chose another location in a smaller street for my next stay in town.
There is a lot to explore in walking distance. The staff was nice.

United KingdomThe Lai Thai Guest House didn't really meet our expectations, where after viewing the properties promotional photos beforehand, where even the pool looked inviting, we booked what was described as a deluxe double room with bamboo-lined walls. But what we ended up with, after being shown three, was just a plain-painted, basic room. There were no wardrobes, bedside cabinets, or even any drawers to put your clothes in, in any of them, so we were forced to live out of our suitcases for the duration of our stay. There weren't even any tea or coffee making facilities. And if you wanted to store your valuables, you had to pay extra, where they kept them in a safe at reception!! Then aside from being dirty and probably bug-ridden, where we both suffered bites and itches, the mattress was rock-hard and uncomfortable, where it was like sleeping on a concrete slab, and the two single pillows weren't any better either. The shower room didn't have any form of nonslip flooring, where we both had to be very careful of slipping in the soapy suds. And even though there were tables and chairs laid out, in what we presumed to be a dining area, in front of the reception, there were no signs of any restaurant activity. In fact, the only activity that was evident, was at the Red Jazz, where old-style songs were instantly repeated night after night. We would say that The Lai Thai Guest House is predominantly more suitable for the single, 'low-luggaged' traveller, rather than the 'suitcased-laden' couples or family groups.
Apart from the very polite and friendly staff that always greeted you with respect and a smile, the only thing good the Lai Thai Guest House had going for itself, was that it was just over the road, from Chiang Mai old city, and within walking distance to all the various night bazaars.

United StatesMy bed was way too hard to sleep comfortably. The towels for the room and pool were threadbare, occasionally even had small holes. At another hotel in Chiang Mai, the front desk had called a taxi for me, showing me that it would be cheaper than grab taxi. Once when I was going to a meeting 30 minutes or so away, I asked the front desk at Lai Thai to call a taxi for me. They quoted a price which I agreed to, because I knew it was aways away and did not know what the price should be. But then I meet someone at the meeting who had taken a grab taxi there for almost half the price. The next time I went to that place, I called my own grab taxi and it was about half the price I paid for the taxi the hotel had ordered for me. After that I only called my own grab taxis and did not request assistance from the front desk.
The room was a good size. The bathroom was fine.

United KingdomOverall finish of bathroom fixtures and fittings but it's only 2 star. If you want something more upmarket can always pay more.
Note, review is based on the property only being a modest 2 star establishment, do with that in mind it is excellent value for money. The pool is a bonus and the red jazz bar on site is also a plus. South East corner of old city do location good. A/C good, everything else functional, rooms not massive, so can't really unpack, ideal for backpackers wanting a decent bed, hot shower and a relax in a pool. Didn't try the breakfast so unable to comment. For breakfast go to the French bakery round the corner and down the road. L'opera, the guy there is a magician. Croissants, bread, pastries to die for, how he does it outside his native country I have no idea. But if you want alternative to Asian breakfast 🤮 it is 10/10.
