Room was dark even in the middle of the day. When I extended my stay I asked the French guy if I had to pay now who said I could pay when I leave then Thai woman came to my room a few days later saying I had to pay right away, that was annoying. On the day I was checking out there were 4 cleaners literally outside my room for about 30 minutes waiting for me to leave.

Great location close to the beach, shops and restaurants. Huge clean room and bathroom and a dining area. Covered outdoor area with table and chairs.

The A/C struggled a little. My bungalow was called Garden View.

-It is close to access points at the southern end of Kata beach. -A It has a cute double-double bed arrangement that invites speculation. -The property’s ginger cat who came to ensure all was satisfactory.

The bathroom, while clean, did show some signs of use. Some of the sealant was wearing a bit thin and, from memory, the shower head was a little loose. Also there is a small gap at the front door which allowed a fair amount of ants to crawl in during the day (but this could be easily blocked with some wet tissues). I would also not blame the property for this as insects are a constant nuisance in SE Asia.

Excellent location - very close to Kata Beach and just off the main road so very close to local amenities but there was little to no noise from the surrounding area. I particularly liked how just outside the room, there is a small area with a table and chair reserved for each room in case you wanted to bring some food back and eat it outside your room. Also there is a clothes drying rack for your wet clothes after going to the beach. There is NO breakfast included but there is a restaurant attached to the hotel that can provide breakfast for a small fee.

My only issue was that the bed was extremely hard. I did book into a standard room though so maybe if you pay a bit more for a Supreme room the bed is a bit more comfortable.

Good value for money, you get what you paid for. Friendly staff. Big, clean rooms with everything you need including aircon, tv, fridge and kettle. Location is fantastic, everything is within walking distance and the beach is literally just around the corner.

Shower was directly on the floor so floor was wet long time in bathroom after used it and so much close from the sink... Balcony is shared with others rooms, finally it's just a passage and the view is on neighbours roof.

Good location and quiet. Beach 3min on walk (by the left when you go out of resort), very close to beach road (5min) where you can find restaurants, shops, massage, bar and food market... Bedroom for 3 people was clean and space. Bed was a good quality. I appreciated to get coffee, tea and water every day.

The shower is basic but it has hot water and the bathroom was large.

The property is in a great location. The staff are very friendly and very helpful. The bungalows are large and they have separate bedrooms, bathroom, kitchen and outdoor area. All the bungalows are secluded and private. Lots of nice restaurants and 5 minute walk to the beach. We travelled with 2 teenagers and they had their own room.

The shower was not closed. So the whole bathroom will get wet. During the night the neighbours have live music which is really loud (20.00 till 24.00).

Perfect location. On the main road with lots of shops and restaurant choices. Taxi and Grab drivers struggled to find it though. Just round the corner from the beach. Really good value for money. Friendly cats come and visit

The bathroom could have been cleaner but for the price in kata, it was okay. And the fridge had a bad smell inside so couldn't put any of our food inside. But for one night, not a problem :)

There are some cute cats that will visit you every morning. Free water everyday. The helpers will be cleaning your room every day if you want to.

Transactions were not transparent. They even charged 3% extra on my prepaid forex card loaded only with THB, (THB 11680 instead of 11340, as quoted by Booking.com), which is totally unacceptable. When confronted, they threatened to cancel my booking. Their meal charges varied from time to time, person to person. No helping hand to luggage shifting. These factors must be kept in mind while booking. Otherwise they were helpful and gave me one room arranged for me for preponed entry.

The room is pretty old, bed was hard and the cats around look very unhealthy. Also, REALLY IMPORTANT POINT.. there is no reception from 07pm or so.. then you have to wait until 08:00Am if there is any emerfency?? I did not like that AT ALL.

The staff was really helpfull. I had issues with a door and they fixed it straigh away. Aircon works perfect, the location is great, hot water works well.

A lot of mosquitoes (which isn’t the hotel fault) so make sure you bring plenty of mosquito spray!
