We had a wonderful 3 night stay at Baan U-Sabai - Great value for money! The owner was not present when we arrived but we contacted him via WhatsApp and he came within a couple of minutes and was always on call via whatsapp. The room itself was clean, had a comfortable mattress and great A/C. The shared bathrooms were also spotless. The reception area always had cold drinking water, fruits and cakes for free. The location of this place is top notch. It's in a quiet street but close enough to bus stops, restaurants, bars and temples. The restaurant opposite is highly recommended! Overall we loved staying at this accommodation and would recommend it to anyone coming to Bangkok.

The location is a bit secluded from the main road, but overall it is still near and nice! Perfect for travelling with friends or solo.

Good location. Zero hassle arriving at 5am - self checkin was allowed. Perfect room for a few nights in Bangkok. Not too noisy at night. Communal bathrooms are very clean. Free snacks and water in common area are a nice touch. Staff let us hang out while waiting for a night bus after checkout.

We like this place so much we returned to it on our next trip through Bangkok. The location is excellent- walking distance to the touristy areas around K Road, but the quiet alley itself is filled with locals getting on with their lives. It's also close to the river and a ferry stop. And the downstairs lounge of the hotel is so nice with free snacks, cold water and hot drinks. It's kept immaculately clean by the lovely staff who let us in at 7am and made us welcome.

Loved this property!! Great location - we didn’t see all the tourist attractions from here but it would have been very easy to get to them; was also very quiet and peaceful in a little local area off one of the main roads. Close to 7-eleven, and tuktuks/taxis pulled up on the main road so easy for transport. Very friendly staff! Lady on site didn’t speak much English but was very kind and polite to us, the guy in the office/on the phone was very helpful. We arrived way before check in time and he made sure that the room was made ready as soon as it could be, before it was ready we were able to sit in the lobby and eat free snacks and chill after using the showers.

Situated down a quiet, friendly alley but within walking distance to Khao San bustle, we loved this little hotel. Friendly staff let us in super early. A comfortable downstairs lounge, clean AC rooms and very clean bathrooms.

I had a fantastic stay at this place! The location is excellent and very safe. The room was spacious and the bed was extremely comfortable. Everything was spotless. The hostess is very kind and thoughtful, providing free bread, cookies, tea, and coffee. I highly recommend this place!

There was a spotlight outside and the curtains were really thin, so during the night it wasn't dark.

Not the fault of the staff, but there were issues with other guests staying at the same time (smoking in the hall + bathroom, and shouting in middle of the nights), but after contacting the staff through an emergency number received no reply :(

It was our 2nd time in the guesthouse. The room ist very comfortable and the bathrooms are clean. In the lobby is a fridge, free coffe/tea, snacks and water!

Everything was exceptional. they maintain the cleanliness of the place. They even offer free snacks everyday. It only took us a short walk to the tourist boat trip. Easy to get around. They were kind enough to let us stay a little longer after the check-out time.😁 We’ll definitely choose this place if we’re in the city

There was not always hot water from the bath

It looks much better than the pictures, worth every penny, very cheap for the price, the owner's daughter with an amazing welcome makes you feel the most comfortable in the world! A great spot! We arrived late to Bangkok after a long bus ride from Chiang Mai. The room was really comfortable and clean with brilliant aircon, so good with the intense heat in Thailand at the min! The lady at reception was so sweet and helpful. We were catching an international flight late in the evening on check out day and asked could we leave our bags at the hotel for the day which was no problem at all! The lady at reception was even as kind as to let us use the shower facilities before we headed off to the airport along with relaxing in the foyer with free snacks and drinks long after our check out time. So kind! Would definitely recommend this place to anyone!

Very nice staff. Had water refill and lots of snacks for free. Let us keep our backpacks there before we checked in and after we checked out for the day.
