The room could have had windows that are easier to open and close. It would have been nice to have net windows plus glass windows that we could leave the glass windows open and fresh air from outside could come through inside the room without mosquitos entering. We have that style windows here in India.

I loved how close it was to the beach. The property had a family vibe which was wonderful. We felt safe and cared for. All the staff were extremely friendly and helpful at any time of the day. The pool area is lovely and very clean!

Friendliest staff you could ask for, nothing ever too much, rooms spacious, clean and well organized, stunning pool with bar, easy access to beautiful beach and nice restaurant serving everything. There were gaps above and below the door so had a cockroach, a spider and a lizard get in!

Staff were amazing and so helpful! Pool was great and right on the beach! Rooms were cosy with a very large balcony! Good shower and good air con.

-The straff! (specially Lynn, Aung, tom, the pool guy and the two girls serving breakfast) -Food was great (beter than the beach restaurants) -Drinks at the pool -Pool was clean -Area was nice -Location nice, not ON the beach but close to! -In the room there was air con AND two fan. Everything smells like fresh loundry. Got baby crib, also fresh! -We like it so much and we stayed for almost a week longer than we planed. -This was the most friendly people we meet on the whole Island Phangan!

I had such a pleasant stay that I decided to stay longer. The team was always very friendly and it made me feel like home. I also really enjoyed the healthy breakfast every morning to get a lot of energy before visiting the island.The resort has plenty of beautiful trees and plants that keep the air fresh and shaded areas to relax. I mostly used the pool to cool down after a long warm day. I'd like to thank Tom and all the rest of the team for taking good care. I hope to be back soon.

I had a very pleasant stay there. Amazing location on the island, the beach is just a few meters away and there are nice restaurants nearby. It's also one of the best place to watch an incredible sunset. The bungalows are cute and at very fair price. The swimming pool is clean and has a friendly bar open all day with relaxing music. I'd like to thank Bobo and all the staff for always making sure everything was fine and helping me with my last minute requests.

The Team was incredibly nice, polite, helpful, amazing with our kids. It's a perfect family place. A lot of toys everywhere. Very good burmese food and very good breakfast. Thank you so much, we're very sad that we had to leave today. We definitely want to come back some day!

I really appreciated the excellent value for money at Baan Kiao. The location is fantastic, being just a short distance from the beach. Additionally, the attention to small details throughout the property made my stay very comfortable and enjoyable.

The dogs on the way to the beach and i would recommand to familys,i was solo travelling a lot but i think as a solo traveller there is too much kids action

we had a lovely stay at baan kiao. The Room we had was big and spacious with cleaning every day. The bed was so comfy, we shared one bed as a family of 3. The restaurant serves really good food, coffee and breakfast is so nice. as we had some rainy days we spent some time in the restaurant and everything was so great. Stuff is lovely and interacting with the kids all the time. our fav was Lynn and my son loved Tata. The pool was clean and nice and we spent quite some time there. walk to the beach short and the beach nice.

A bit far from everything.

A great stay for a family with kid. We stayed in bungalow A-8 and it was facing the pool directly. Pool clean and big, suitable for kids and adults. Very convenient. Bungalow was always clean, towels always changed, they do laundry really cheap. Staff very friendly and helpful, arranging taxis even the last second. Beach just 2 min from bungalow. Breakfast delicious, from the menu, not swedish table. Drinks by the pool from morning till evening.

You had to walk through both resort to get to the beach but it was easy to do so.

Nice spacious bungalow with easy access to pool and beach (was upgraded to a larger bungalow near the pool). Very friendly helpful staff and easy to arrange transport and trips with them. Great location with 7 eleven walking distance away and lots of restaurants that nearly all had a good selection of vegetarian and vegan items.

The location was great as the beach is only one minute away and the team is absolutely fantastic! Bobo and Tom were so kind to drive me to different places on the island. Everyone was super welcoming and helpful at any time!

Our hut could do with some small repairs and paint upgrades, but I wouldn't consider this a nuicance at all. It was very spacious and felt great!

A lovely place close to the beach with a very relaxed family vibe. Beautiful breakfast and very helpful staff with everything from transport from the pier to booking day trips, etc. Laundry at super fair prices (50 B/kg) done while you're out.

The location is a little far to get to for the first time from the pier. But once you are there, you are taken care off ;)

A grower not a show-er. The resort just kept getting better and better. The owner is very warm towards everybody and he personally checks on ALL guests. Would do it again in a heartbeat. P.S. Breakfast was from outer-space.

Felt like home, the restaurant is absolutely divine, has a great location, is quiet, clean, and beautiful. The staff are super helpful, and the owner himself I'd doing his best to give his clients the best service. Had a great experience and will definitely be back. Great value for money.

Loud music (till 1AM) from the near club on top of the hill (2 nights from 4). Smoking by pool and near kids pool.

Only one thing and it doesn’t relate to the hotel. On the first night after our arrival there was party somewhere nearby and it was veeeery loud. But luckily it was just one night:)

Team was fabulous, rooms are super big with terrace and air conditioner works great. Team took care for everything I asked, just like I’m a baby. Laundry service/scooter/taxies everything trough the hotel. Can definitely recommend, for families and solo travelers.

Every moment of our stay at Baan Kiao was pure joy. The staff's genuine care for children was evident, making our family feel incredibly welcome. We spent in Baan Kiao 5 days in romantic bangalow with amazing view. Place is super nice, located nearby very beautiful beach, bangalow was big with good working AC (which was extremely helpful during those hot days in Ko Pha-ngan) and well equipted. Yes, there are a few stairs to reach your room, but it will be a good activity after lazy day on the beach. I loved how green is around bangalows and swimming pool. Personel is super nice and helpful (despite our "cancelation" problem;)). There is nothing to complain about. Just take a motorbike and enjoy your staying in amazing ko phangan. baan kiao definitely will help you make your staying a good memories
