The location, the house, the hosts. Xaviera and Philip have great recommandations for activities in Amsterdam and genuinely enjoy talking with their guests. I will gladly come back again.

The second stair leading to the best place, it was very steep and too much for our dog, but they gave us another room, perfect. They really try to find solutions for you. With a lot of heart. great people, trust them !

Really nice people, Xaviera and Philippe, They are animal friendly, our dog became a friend with their dog Luna within 24 hours, and they are very interesting people when you ask for personal life experiences. Wonderful people, great place, great heart, great soul, a place to recommend. Xaviera worked as a diva with famous people and she may tell you her story, it's very interesting and gives you a lot of informations. The moment when you take your coffee in teh morning is really great, our dog played outside with their dog, and we had very interesting conversations, with many good infos about Amsterdam ! I really recommand this place. May you be blessed my friends.

whilst it wasn't unclean, some areas could have been better if there had been some extra attention to cleanliness because of the guests, wasn't an issue for me but if you have allergies, and you don't like carpets then you could suffer.

excellent customer service, very supportive to meet needs such as getting in the room very early, asking what you like for breakfast and at what time. Very quaint, with lots of memorabilia, books and photos (one of the owners is a renowned author). it felt like you are staying in a home rather than a b&b or hotel, I travel a lot both personally and professionally, I tend to prefer more neutral places to stay, but my studio at the top of the house allowed me to do that, it was spacious, and had it's own facilities. I was also thrilled to have got to know the story of the owner, and bought her 1st book ...

We had a great experience, the district is really quiet, very convenient for traveling into the old city by tram or bike. The room was very comfortable with all the amenities we needed. The host Philip is very kind and helpful, we appreciated it. We highly recommend Xavera's Bed and Breakfast!

This is a wonderful little B&B. Very convenient for traveling into the old city etc. by tram (or bicycle). It has parking if you drive to the B&B. We had the attic room, which was very nice and roomy (but you have to climb some steep stairs so a big heavy suitcase would be a problem. The owners are extremely friendly and helpful. We will definitely go back.

We had a beautiful experience, the district its really quiet and full of everything you need (bar, supermarket, shops, pub etc). The host Philip is very kind and friendly, if you have a question or you need help he is super helpful!!!

The extra bed that was supposed to make the room a twin bed one, was quite small and flimsy. Was ok for the few nights we stayed, but if booking for longer stays or if you have a sensitive back would avoid. The breakfast was on the lighter side, with not many options - bread

The hostess and her husband were super nice and friendly. They provided us with extra set of keys upon request. The place had homely feeling and was really close to the RAI conference centre. Even the city centre was not too far away. The room even had a nice balcony.

Staying in this room was exceptional, as it was comfortable and fully equipped even with a big fridge. The owner was incredibly friendly and accommodating, always available for any needs or questions, which truly enhanced the positive atmosphere. Together with the owner's hospitality, this experience exceeded all expectations; I will return here on my next visit.

Very nice room with balcony but a roof on the balcony would be nice with the weather.

Our host are great. Very good breakfast to our choice. Nice quiet area and very nice house with large patio. Private parking on the spot. I highly recommand this place.

The 'Private Bathroom' although it was private, was actually across the landing it would have been better had it been in the room, it didn't really feel private.

We had a large room with a 'Private Bathroom' a Balcony and a fridge in the room, plenty of sockets and very good wifi. The owners and staff were very friendly. Philip was very helpful and had lots of good advice for getting around, even gave us a lift to the market one day. Breakfast was very good and typically continental, which made a welcome change, eggs cooked to order and preference.

Stairs had narrow and steep steps. But I could manage easily. However customers with arthritis may find difficult.

Philip was a great host who had excellent recommendations. We enjoyed the neighborhood -- residential with lots of shops and restaurants, and within walking distance of museums and other destinations. Public transportation options were excellent.

There was nothing I didn't Iike, but it really is a lived in home - not some Instagram perfect place. Just so you are aware.

Some may find the night too loud as we were under the roof directly at the street side, some may find the pillow not that confortable.

Xaviera and her husband are very friendly and welcomed us warmly although we arrived late due to train delay. The breakfast is really nice, the house is in a nice location away from tourist spots. We had a small fridge and coffee/ tea in the room. The bed is huge. We could enjoy our own bathroom.

Xaviera and Phillip are super friendly and accommodating. The room was large and nice, the location is superb, close to the RAI congress center and 20 min walk from the center of Amsterdam. Tram and bus stops very close to property. Very quiet area. Breakfast was great, good food and very nice company.
