    Would be nice to have the washing machine service with some of the neighbours or like a laundry phone number or recommendation to send the dirty clothes to the city center.

    I’m not really a fan of the neighborhood, it’s expensive and very touristy. I try to avoid hotel zones usually though

    The little pool on the roof deck was very nice; I could see the ocean from my room, easy check in, clean room, close to the beach

    No beach access directly. Beaches are “public” here meaning you can swim wherever you like, but if you want to sit on a chair (even at the hotel next door where they have “an agreement”) you will have to pay for the chair or purchase food/drink minimums there. Shower pressure was quite abysmal. Could definitely have used more than 4 hangers for clothes. Inconsistent wifi

    Cute boutique hotel. We chose the room with sea view and it overlooks the small pool platform. Ocean view/wave sounds are wonderful to fall asleep to. Beds/rooms clean and attended to daily. Fridge in room was a life saver. Gated entry. Kitchen available if you desire cooking. Free bottled water onsite with refillable jug for your room. Kind and responsive staff (often not onsite visibly but usually text back via what’s app promptly to address questions/needs). Plenty of storage areas in room for unpacking. Good a/c, WiFi is inconsistent but mostly available. Common spaces available for eating/working/realaxing. Even some cards and a board game avail for common use.

    The Property was Super clean. Quiet. Excellent views of the Sea. Private and Secure. The staff especially Luis was exceptional. Will most definitely stay here again.

    Parking was extra, there was a raccoon in the kitchen so we didn’t end up cooking in there, not on a swimming beach!

    Wish I could have stayed another night!

    Beautiful view from the hotel in general and the room I had. Pool was really nice to cool off. Full kitchen and coffee in the AM. Nearby several restaurants and 711 for cheap beer.

    Luis was an incredible, attentive host. The building design was great. Access to a private beach, restaurants nearby, swimming pool with great views. Biodegradable shower gel and shampoo.

    The common kitchen is well equipped, but it would’ve been nice to have more space to cook / tables to place it on while you are cooking

    I recently stayed at Tropicalito in Tulum Beach and had a fantastic experience. The location is unbeatable. It's close to two beautiful beaches, which is quite rare in Tulum where many hotels claim private beach space. The price-quality ratio here is excellent; you really can't get much better than this. The staff at Tropicalito were incredibly helpful and welcoming, making us feel right at home. The common kitchen is a great feature, with all new equipment that made cooking a breeze. Despite being a fairly new hotel, Tropicalito is already doing very well. One of the highlights is the pool, which offers an amazing view that's perfect for relaxing. The hotel is also in a great area, close to good restaurants and bars, making it a nice place to stay. We didn't notice any noise or loud music, which I had read about in some other reviews. Our stay was peaceful and enjoyable. I wouldn't hesitate to stay here again. Highly recommended! ---

    Our stay at Tropicalito Villa on the Beach was an absolute dream come true! The service was simply exceptional, with the staff going above and beyond to ensure our every need was met with a smile. Their friendly and helpful demeanor truly made us feel like part of the family. The property itself was a beautiful haven of comfort, with spacious and tastefully decorated rooms that instantly put us at ease. The highlight was undoubtedly the refreshing pool, offering breathtaking views of the ocean and providing the perfect spot to relax and unwind. Parking was a breeze, making it easy for us to explore the surrounding area at our own pace. And speaking of exploration, the villa's close proximity to the beach and local restaurants made it incredibly convenient to indulge in Tulum's vibrant culinary scene and stunning coastline. What truly set Tropicalito apart was the presence of the manager and staff, who were always on hand to offer their friendly assistance and ensure our stay was nothing short of perfection. We left feeling refreshed, rejuvenated, and already counting down the days until our next visit to this tropical paradise!

    Best option around. It’s an amazing space sorrounded by ocean, rocks, pool next to the ocean to see the sun come out. We have an amazing time and the staff was always really kind and attentive. Really fair price for a ocean front villa

    Having to close the balcony doors at night because of raccoons. They’re harmless but annoying.

    Next door (an other apartman) was very noisy but you can expect for this if you are coming to Tulum.. (and also Louis offered us to ask him anytime if we are disturbed) so we were fine, just be aware

    We had a great time here, enjoyed the pool and the beach which is very close. The shared kitchen is nice and you have also drining water. There is a nice bar across the street. Louis - the manager of the place - is really nice and helpful.

    The hot water did not work consistently. The patio did not have a view (a concrete wall blocked it). There was much noise at night from the hotel patio next door, literally 10 feet away. There is no "beachfront", just rocks. The pool was tiny and not very clean. There was little space to put away clothes. The safety box was (inconveniently) placed inches from the floor. The room was not always cleaned.

    We liked the location close to the ocean and plenty of restaurants. (Pothouse for breakfast, Matteos for dinner). The staff was friendly. We rented bikes and cycled (20 minutes) to the beautiful beaches at the national park and (45 minutes) to Gran Cenote. We took a half-day boat tour of the nearby Sian Kaan biosphere and loved it.

    Excellent location by the sea side in a cozy area with small hotels, with a couple of beaches within short walking distance, a villa with fantastic sea view, comfortable territory and garden, and very friendly helpful staff.

    Everything was positive, nothing to complain! The previous places we saw were almost always noisy, with loud party music or generator ( or both ); while Tropicalito is super quiet.

    Tropicalito a great surprise! Modern quiet rooms with fridge bar and private balcony, air-con and trendy decoration, swimming pool, common kitchen and access to the beach, on a nice location on the northern part of the Zona Hotelera, it is definitely a good choice and great value for money. The staff - Luis, Ivo, Dante and Enrique - is super friendly, always willing to help, a completely different attitude than the other places we saw in Tulum.

    We booked the room last minute and there was some mixup, so that they weren't expecting us. They were still extremely accommodating and prepared the room in no time for us. Since it's a new hotel everything is very clean and in good shape. Selling point is the rooftop pool and the location (beautiful spot just on top of the beach, especially nice in the morning to watch the sunrise). Staff was extremely nice and i would definitely recommend.
