    Housekeeping did not clean the floors.

    Very relaxed and rustic property. Very unique and peaceful. Wonderful stay. Very cute room and hotel. We loved the room and the pool and the peacefulness of it all. The location was great too. Only a few steps away from the beaches. Most importnantly the staff were great. Ivo was only a text message away and made sure we had everything we needed. Thanks Ivo for everything.

    It is too dark in the room. The water from the sink is salty.

    The size of the room and the furniture are very good. The staff is really nice, they react very fast if you need something. The beach-pass leads to a wonderful beach club.

    The salty shower water.. even if you shower 3-4 times a day you still feel sticky and icky. And it is quite far away. It takes a while to get there😅 The sound insulation is a bit lacking we were caught in surprise many times when our neighbor door was being knocked or spoken to.

    Really nice & helpful staff. They really help a lot. Bed&room sizes comfort etc. Beach access is available. Kitchen with utensils and a fridge is available in common area. There is a working room where you can take your meetings

    Nowhere did I see the water that they have in the shower and the sink was salt water - not salty like the ocean but salty like a pool. Showering in salt water feels pointless, and you have to have a lot of bottled water on hand for brushing teeth, washing face etc. The housekeeping isn't what I'm used to, they would make the bed and take out the trash but that was about it. There also was no deadbolt - but I moved a very heavy bench in front of the door.

    I was not sure what to expect based on the price alone - but I was pleasantly surprised by how big the room was and how safe I felt as a woman traveling alone. The bed was comfortable and noise was nonexistent. The property is gorgeous! I wish I had more time to explore the property because the parts of it I saw were magical. There was A/C that thankfully I was able to use any time I was in the room. The staff was helpful, kind and responsive. I will be looking to stay here again when I come back. Highly recommend.

    Mini fridge in the suite. My husband got the flu and we spent a lot of time in the room. Having a mini fridge would have greatly improved our stay. I got a stomach bug and yet I had to go out twice a day to find us food. No beach access at night. Beach access can only be had by going to another hotel’s beach bar.

    The property itself is lovely. We loved our room and the jungle views. The rooftop with wide open views was wonderful for sunsets or star gazing. We enjoyed the rooftop plunge pool on another roof in the property. We even loved the five or so geckos in our room. They’re adorable and good natural bug killers.

    They give you a number for whatsapp to text the front desk.. but communication was slow if at all.

    Room: Our room was AMAZING. we had a little corner space, where you walked in, the bathroom was in the back and then each full bed was in its own bedroom. Which was very nice to have some personal space. The bathroom was large and clean. (Not great lightening for makeup/getting ready... but you're at the beach so nothing more than sunscreen needed). The restaurant located next to the property was Delicious. Everyone should book the included breakfast (omelets, pancakes, fruit, toast, coffee or juice). This place is way better than "hotel food" we ate there for other meals. The beach access is with a nice club across the street. If you get there around 11am you should be able to find a cabana or chairs to claim.

    No TV , I just enjoy movies. Tulum restaurants are over priced, I was expecting this. Cab rates are all over, need to set a rate. For Tulum Beach. Lucky I speak Spanish and was able to negotiate

    The power went off for 8 hours on my 2nd day I was there. This was due to a planned power outage, however, no other properties near by seemed to be impacted as they all had generators. My food in the fridge went bad and I didn't have access to WiFi the whole time (there is no cellphone service in the area). No plunge pool as advertised for my room.

    It was a good location, across the road from the beach and you can gain access through a partner hotel. The room was really lovely with a big bed!

    The room is dark, it has some smell from the bathroom. The shower has no pressure. The water is salty. You can not wash your face properly. The location is at the end of Zona Hotelera, that means you have to walk around 20 min to reach the party zone and the best restaurants.

    We paid around 100$ per night which is well below Tulum average. The room is basic. You have A/C which is a plus and it is clean. Ivo the manager is also a great guy. These are all the advantages.

    Room on the groundfloor is quite dark, very little daylight. Lights next to bed could be stronger.

    Large room, very comfortable bed, great shower. Lovely furniture and design. Great rooftop terrace Great restaurant with friendly staff - Loco Tulum Food here is excellent

    - nothing :) - maybe some lights on the streets at night but that is a general problem in Tulum and not a problem of the hotel

    - staff, Ivo was nice and kind, provided many tips - very clean rooms, comfy bed - rooftop pool, lounge & gym - refill water for free - shared kitchen & workspace - quiet at night - short walk to Beach across the street - good parking spot for the car

    A hairdryer in the room and more diverse breakfast would be nice to have 😉

    Went through almost a full day without electricity due to a public generator disruption. WiFi sometimes instable. As for the area overall, cabs to central tulum are expensive so try to get a public van when you can.

    Cool design, very suitable for 30-40s crowd. Ability access the beach right across the street. Fair pricing at the time (late September). Very easily reachable and kind host.

    - No direct beach access, although guests are welcome to use the facilities of the hotel right across the road. I also recommend just walking along the beach to discover other nearby beach clubs that might suit you more. - We had breakfast included in the booking. The portions were good and the meal itself tasty, but the options are very limited (4 plates, 2 of them being an omelette), so after the 2nd day it gets quite repetitive. - Our room was located on the 1st floor and the staircase is very steep. We were ok with it, but I would not recommend it to people with mobility issues (Staff is happy to help with the luggage if needed).

    + Excellent location of the hotel, in the quieter area of the Tulum hotel zone. Surrounded by a garden that felt like a mini jungle (the only drawback - lots of mosquitos, repellent is a must). + Great welcome by Ivo, the whole staff was very friendly and helpful + I really liked the architecture & interior design of the hotel. Our room (in the Casa Xaman part) was very private and nicely decorated, equipped with a big and super comfy bed. + There was a small semi-private pool (apart from the ones in the common areas of the hotel), and a sun terrace on the roof. + Daily cleaning service. + Good quality toiletries. + Parking available at the Loco restaurant in front. + Water available for the guests.

    Water pressure is pretty weak (both shower and toilet) but that could just be a Tulum thing? There isn't really a reception area so you need to communicate via which was fine but worth noting. Because there was a private group renting the large/main building, we weren't told about the larger rooftop pool, common kitchen and workspace area until we enquired two days into our stay. Might just be an anomaly but worth checking when you check in as the rooftop pool is featured on the listing and we could have used the communal workspace and kitchen earlier.

    Nice location on South beach with easy access to the beach. Boho chic styling. Comfy bed and very strong AC. Small pools were refreshing. Communication was easy.

    The breakfast should be improved, poor quality; There are a lot of mosquitos as it’s in the middle of the jungle; It’s missing a front desk.

    Great staff, location across from the beach. Great value for the beach side. Staff are amazing, bed is big. Get one of the rooms / villas looking over the jungle

    A microwave for the shared kitchen would be helpful.

    Ivo was incredibly helpful and welcoming, and the property was clean and beautiful while also making us feel like we’re in nature. We would absolutely come back!
