Excellent location, the check-in process was smooth. The staff had straightforward communication and was quick to respond to any questions via whatsapp. The interior garden is gorgeous!

The shower is a little funky - the walls are super low, so in order to keep from soaking the whole bathroom (and the tp!), I squatted. Not un-liveable, but un-ideal perhaps.

Location is super convenient to the main strip in town. The staff were AMAZING, they answered all of my questions super quickly, gave lots of helpful suggestions and recommendations. The property is quiet and pretty and calm, and I was super grateful for the drinking water dispenser in the upstairs kitchen to fill up my water bottle before heading out for the day. It's a great value, too, I would highly recommend and would stay here again if I come back to Tulum.

The little ant problem in the room was solved and is rather a question/issue of the climate than the hotel premises.

Such a lovely place for a stay in Tulum. The host was super helpful with everything and provided a lovely quiet surrounding. The place was about 10-15min from the main bus station and very close to mini market and the shopping areas and restaurants. The collectivo was easy to catch to go to the ruins and cenotes, couldn’t have asked for more

For the price, location near to Tulum Centro and it's taco stands, and within walking distance of the bus station, there's nothing I didn't like.

Shower is warm, not hot. This is okay after a day at the ruins or beach, but not first thing in the morning.

Our room was spacious, very clean with nice furnishings. Air conditioning works well, wifi is okay, not great, but does reach the room. The bed is comfy, sheets are clean. There are lots of plug ins and even USB plugs by the bed. It's quiet and only a couple blocks to the main street and a 10 min walk at most to ADO. We were able to leave our bags after check-out for a couple of hours. The couple who runs it is very nice and helpful.

Attractive building in a lovely tropical garden space. Comfy bed and A big room with a nice shower and bathroom. Air con was a lifesaver in the May humidity! The kitchen was great to have use of, as was the fridge. There's a nice area to eat your meals too. Aurora is a delightful hostess and checked regularly to make sure that we had everything we needed. Quiet, safe spot close to a couple of shops good for general supplies and the excellent Story Horse cafe.

Amazing place! It is very charming, cute and relaxing. In good location in the center of town, not far from the Ado bus terminal and the collectivo to the Tulum ruins. The room was really comfortable and clean with a lot of charm. There is also a fully equipped kitchen on the property. The owner was super nice and easy going.

The pictures didn’t do this spot justice, a great hotel in a peaceful spot near the centre of downtown. We were pleasantly surprised by the size and standard of the room - especially as it was so affordable compared to some of the other hotels in the area!

We had ants in our room. Our door didnt seal very well so they could go right in.

As informed by the friendly owner, we were there during a Mayan Festival which involved incredibly loud music until 3am, so a little difficult to sleep. That said, I don't think anyone in Tulum would have slept much during the festival as it was so loud! :-)

Simply furnished, but very clean and modern room with good A/C in a secure compound. There is a large relaxing communal area with basic cooking facilities, fridge/freezer and tables / chairs / sofas, which was great for breakfast. The house is located at the end of Tulum downtown strip, which makes it very easy to walk to all the bars and restaurants.

Just need a coffee machine. There was one (Italian style)but it was impossible to open.

Lovely garden and kitchen. The shower worked well and the room was near a really nice food truck area that made great cocktails. The lady was really helpful and check in was easy. Near to all bars and restaurants and all kinds of transport. We tried to rebook it but it was full.

We had a room on the upper story and looked out into the canopy of the garden trees. We enjoyed watching many types of birds come and go from our window. The room was very clean and comfortable. We would’ve appreciated a chair and table in the room. The open air kitchen was very comfortable, with enough kitchen tools to prepare a meal. Friendly resident cat was a plus! Grounds and room were lovely. The complex itself was very quiet, one of the streets outside was busy in the morning, but quiet at night. A produce market and small supermarket are across the street, restaurants are easily walkable. Bikes and scooters available to rent just down the street. We found the location to be very convenient and appreciated being off the Main Street. Casa Abanico is a great place to stay while visiting Tulum!

Lovely little hotel with beautiful shaded garden area and shared kitchen. The host was very nice and informative. Room was clean with big bed and nice shower. There was a fire on the road nearby, which took out the electricity and in turn the water for my second night, and I needed to find a different hotel as I was flying home the next morning. The host was very understanding and ony charged me for the one night.
