What we didn’t realize upfront is that there is no ‘beach culture’ here; nobody was lying at the beach or swimming in the sea (strong current). Not a big deal, from the excellent pool, you can still see the ocean). Also good the know is that you have the (big) Holy Rosary church as neighbors; which is nice to see, except for the ‘break of dawn’ morning bells; they will probably wake you (maybe depending on which apartment you have); for us it was no really big deal. If you are looking for a full service hotel, this is not the place; these are guarded apartments, with a good front desk, a very nice pool and a gym, yoir own kitchen and dining table but no food options from the ‘hotel’.

What we liked most: - Excellent place for touch down in Sri Lanka; 20min drive from the airport, possibility for late check-in, 24/7 guard at the premises - Very spacious clean apartments with good airco’s, kitchen and dining table; no food is offered, in stead the host encourages you to use delivery options (we used Ubereats; which offered lots of local and international options including groceries) - Stunning seaside views; with some luck you get to see a rare Sri Lankan sunset - Several nice dining options at 5min walking distance; we preferred Pick’n Mix (local food, good value for money) and Edwin’s (excellent Negombo fresh fish) and one very nice breakfast option, 3min walk: the Zen Café - Take an early morning tuktuk to the Negombo fish market; we saw big tuna, marlins, tiger sharks and much more

There was not enough cooking things in the kitchen like proper pans and pots and the utensils also the toilets could be a little more cleaner

It's all a bit tired.

The pool was lovely although some of the lounges were in need of repair. The rooftop was excellent for sunset, it's a shame the restaurant was no longer running.

not didn't like, but the kitchen needs some more pots and pans when want to cook yourselves. Only simple thing in a kitchen. How to remove the cork from a bottle of wine you like so much. Not expensive things but simple thing are useful.

Nothing to not like. Slightly disappointed the beach wasn’t a beach for relaxing and sunbathing

Not the fault of apartment but there was a large flock of crows that basically lived within the grounds of the pool area. Not stop noise and jumping around the pool, lots of poo although this was cleaned my apartment staff.

There was no restaurant in the facility. No ones around after 6pm.

Next to the beach. It had own little swimming pool. Receptionist was very helpful. She helped us to arrange our airport dropoff. Rooms were clean and tidy.

Not the fault of the accommodation but the beach was really dirty at the time. The streets at this end of Negombo were also not so pleasant.

The room was large and spacious with good furniture. It had everything we needed and was very well priced. The staff were excellent and very helpful and responsive to any needs we had. The views were good and the pool area very decent too.

The hotel needs some attention and maintenance. It is on the Negombo beach, and the furnishings and fittings are susceptible to rust and corrosion. This is evident in the hotel.

The host and all the staff were very friendly and helpful. The rooms were comfortable and clean. Good value for money. It is right on Negombo Beach - quite beautiful. Very close to many restaurants.

Only 4 plates, cups, glasses and knives and forks. One poor frying pan and saucepan. Beach outside pool dirty. Church next door rings bell for about 30 seconds at 6am every morning which woke us up.

Light switches not being at side of bed and having to keep getting up to turn them off. Nowhere to buy a drink or food which was a shame Staff extremely helpful

The level of equipment in the kitchen was less than adequate and to be honest the kitchen cupboards were not the cleanest although the rest of the apartment was.
