    Bathroom too small. Have to crawl behind the door to sit on the toilet. Sliding door half broken off, Electrical socket broke off the wall. Kitchen/bathroom of cheap quality and not in line with the beautiful building.Bad lighting. Breakfast good but disorganised. But ...., despite of all that, it was still a fantastic place and loved to be there.

    Very warm in our room, until we got a couple of fans. Cicadas took some getting used to. The towels didn’t smell fresh.

    The location is stunning. The pool is beautiful, relaxing & refreshing. The staff is friendly & helpful and the breakfast was delicious. The property owner, Claudio was a great host and very accommodating. The views were breathtaking; like a painting of the Tuscan countryside.

    The only observation would be that the shower door was not great but overall, that was a small thing to contend with.

    The location suited us very well. the villa was beautifully restored, and our host and staff were attentive to all our needs. Breakfast was good, more than adequate for our taste. exceptional views from their terrace.

    We had a superior room ( overlooked the reception )and it was very dark as only had a small window. Surprised to find no kettle included in kitchenette but Ruth produced one for us the next day 🙂. Bed was hard.

    Beautiful setting, lovely characterful building , large bedrooms, helpful staff, plenty of sunbeds, large pool. Town about 2 miles away with good restaurants.

    needs a little TLC. so much potential. so many positive possibilities. Air conditioning is more of a fan. needs a little ambiance and all pool chairs and parasols need a little love. wifi is … ok. but again. all is ok. but it can be awesome for the price they charge.

    This villa only serves breakfast, so be prepared to go for lunch and dinner by car. Or then prepare something in your own kitchenette. This was known to us so not a problem. Maybe some more kitchen stuff would have been nice - one cutting knife and salt for example. And the third pool for the smaller kids was empty and not in use.

    It was nice enjoying breakfast outside in the shade. The scenery from our windows was great, downhill. Air conditioning was working well. The pool was clean and our kids too loved it. And personnel was extremely helpful, finding out answers for us many times. We felt very welcome.

    Property needs to be updated!!! With this location it could have so much potential. - The (dark) room feels and smells dusty. - Old sheets… - Hair dryer from the 80s? - AC was at highest level, but could not get the room cold. (Can’t open windows, no mosquito net…. - Breakfast was very underwhelming.

    Location is great, providing beautiful sunsets.

    Only minor issue was that the €5 charge for use of pool towels was not clearly outlined on booking.com. We saw that pool towels were available (with no mention of a charge) so we decided to leave ours at home.

    Excellent facilities, great value for money, comfortable bed, powerful showers & plenty of parking. Air conditioning was not too loud either. Beautiful location!

    This place is an authentic mansion from the 1700's. You have to enjoy the charm of such a property. If you want an authentic Tuscan experience, go for it. This is not a place for those who seek a modern hotel

    It felt like staying at a friend's villa. Warm hospitality and authentic Tuscan food.

    We loved our stay at San Fillipo. The rooms, the view, the service, the hospitality, everything was beyond amazing. Great scenic view. Breakfast was decent. Pool area is very well organized. The Villa is close to local villages so everything is just a small drive away. I would recommend renting a car to explore Tuscany at your own pace. Claudio, who took care of us during our stay was so welcoming and kind. We were very impressed by the quality of service. If you are looking for an intimate stay with a great view then look no further. I would highly recommend this place. Thank you so much making our trip to Tuscany very memorable Claudio!

    This is a slice of Tuscan heaven. Perfect hospitality, beautiful pool, the most picturesque view ever. A great, fresh breakfast, fresh coffee, perfectly located to visit wineries and towns throughout the region. The staff are so friendly and welcoming, like being welcomed by old friends or family.

    The staff is not customer oriented at all, we as guests had to point out some problems that were evident and they took a lot to solve them. In particular the pool has very few sunbeds and umbrellas and when we arrived in the pool the staff told us we could lay in the grass that was actually under the heating sun because they did not have any spare ones. Another weakness is the breakfast, no fresh local food and a lot of supermarket products. Room decor is super old (although I guess that they do that on purpose to preserve original design)

    The view is absolutely breathtaking and the Villa is well preserved and the rooms are big and spacious

    No complaints,. Not in a big town, which is just what we wanted. 🌳🍷🌳🍷🌳🍷🌳

    Bella 😍 We loved everything. This quaint and beautiful resort is right out of a romantic movie. Perched on a hill with views of green rolling hills draped with grape vineyards, Italian cypress and winding roads. We arrived and tried our Italian with the receptionist, who spoke English and was very helpful. Our rooom was like a lovers nest. At the top of a staircase (they have an elevator) with two floors and amazing views. The ?hotel manager, Claudio, treated us like great friends. We spoke about the area, drives and restaurants. We felt like we were family. We walked the manicured grounds, sat by the pool, had a lovely breakfast and wished we booked more than one night in Chianti and Villa San Filippo. It was lovely 💕

    The kitchen in our apartment was tiny with a lack of kitchen utensils, There is no on site chef or food of any kind, so be prepared to eat out every day, The pool is dated and umbrellas and sunbeds could do with a revamp, Although dipping in the midday sun is lovely There is a stunning view and it's very quiet and tranquil if youre looking for some quiet down time. The host was rude to us over use of umbrellas and expected us not to use them in the midday sun because of an incident that happen days before with another guest, I think umbrellas in midday sun is a necessity, especially with children!! There is ample parking on site which is good

    At check-in we were told that the restaurant and café were closed permanently!! Had we known this beforehand the hotel would not have been our choice. Both were announced on Booking.com! The rooms we got were small and dark and not suitable for long term. The aircon was not working properly. The shower had seen better days. The pool area was quite nice, but the hard wooden deck chairs were missing cushions as were the chairs outside on the terrace. This place has seen better days and the male owner seems to have given up, which is such a shame as this place definitely has potential. If you are looking for a B&B for a couple of nights, no problem. Longterm, unfortunately not recommendable.

    Very underpowered AC for the room, would constantly go into limp mode at night causing us to wake up sweating. Breakfast mediocre as well, no cold drinks or water.

    Beautiful location and nice that it has a pool.
