Outside the window there are renovations, a train, rubbish bins, so it is very noisy at night. The TV didn't work ( although I didn't need it)

The apartment is clean, plenty of space, the bed is comfortable, the shower is ok.

There is a good coffee machine in the entrance hall and If you want to have a coffee it’s not free. The bath is not large enough but it’s ok ✅

The location is near the central station, clean and cozy, can't complain everything was in order.

The bathroom was quite small and some would find the toilet uncomfortable to use as the bidet was extremely close. Shower compact but ok although the shower head didn't fit the attachment so had to use it handheld. Directions for walking to the property were ok but would've been helpful to be told that the tram from outside the station would stop directly opposite the building.

Liked the location once we discovered the tram stop to the main centre was right opposite the property. Check in was easy, the lady was friendly and helpful. Room a good size, good air con and comfy beds. Tea and coffee facilities in the room. Fridge useful to have.

Unfortunately, the location also was in a run down area so the streets were not lit very well and smelled bad. But that’s most of Florence anyway.

The surrounding area is somewhat ugly. Also disliked the way payment was handled via an external payment link which was sent via WhatsApp as opposed to through this site. Also, bed sheets were dirty.

Location was not far from the main attractions of Florence. Shower water pressure was great. AC.

There was a slight smell in the bathroom from the plumbing, soundproofing could be better. But overall these were minor things in what was a great place to stay.

Super friendly staff, room tidied daily, snacks available for free and restocked daily, very large room with balcony, extra pillows and blankets, a number of places to sit within the apartment, air conditioning, easy walk to train station, toiletries provided. We really loved our stay here! Thank you to the hosts Chiara and Domenico - you made our stay very comfortable.

A missing fridge, no free parking spaces. The shower head was at 1.50m and could not be adjusted. Some outlets were broken.

Quick answers on questions by WhatsApp, everything was set up for our arrival, dinner was booked in an excellent restaurant on our name. City center is at a long, but walkable distance, or just take the tram.

It has no parking so we had to park at the nearest underground parking and unfortunately someone broke into our car broke two windows and stole our bikes and all the stuff was left in the car, we had to stay extra night in Florence to fix the glass. Park somewhere safe and not in this underground parking ( no cameras, completely open to anyone)

Great room has everything we needed and extra fridge,, very clean very comfy and the location is very good walking distance to all attractions and away from the crowds,, we will stay here again ..highly recommended

Well this is a bit of a mixed one. I had my phone stolen in Viterbo so when we were on our way to this hotel I was unable to contadt the hotel or receive any messages - especially as I was driving. However when we contacted the owner on our arrival to find out how to check in he was rude and abrupt. We finally got into our rooms we found they were rather 'quirky'. My travelling companion had a room whereby the bathroom mirror would have been great for someone 6'5" or so and in my room not only was there a leak from the bidet, there was barely enough room for my 5'1" size to use the facilities comfortably without banging my knees on the bidet. The edge of the shower surround was grubby and the number of things plugged into one of the sockets looked like a fire hazard. I say this is a mixed one, because after my car was broken into right in front of the hotel, the owner messaged me details of a glass repair place and let us keep our luggage in their reception until we could sort out my car. He remained surly throughout although his wife was friendlier. Our two rooms seemed expensive for what they were and the 15 or so minute walk into the centre of the tourist area (albeit a dodgy walk at night) may have some redeeming features but all in all I'd say give this one a miss.

The B&B is located on the 2nd floor of an old, which has been converted into five separate studios, each with its own bathroom and toilet. While the bed mattress, linens, and pillows were exceptionally comfortable, the facilities themselves appeared a bit dated. One issue we encountered was the noise from other tenants in the B&B. Unfortunately, the lack of soundproofing in the main corridor made us more aware of the comings and goings of fellow guests. For instance, on all three mornings of our stay, we were unintentionally roused from our sleep at 6 AM due to the early morning activities of other tenants. The sound of showers running and guests preparing for their day did disrupt our plans for a relaxed holiday. Additionally, the absence of carpeting in the main corridor made it challenging to escape the noise of other guests leaving the B&B. Their footsteps, along with the clatter of shoes and luggage, was a rather unwelcome early morning wake-up call, especially for those of us who were looking forward to a more peaceful start to our day. Furthermore, the advertisement had indicated the presence of a window nest or mosquito net in the room. However, regrettably, our room lacked such a feature. It was disappointing to encounter these discrepancies between the advertised amenities and the actual offerings during our stay.

Spotless cleanliness, Location-wise. It's just a leisurely 20-minute stroll away from the historical center of Florence. The comfort of the bed deserves special mention. We experienced quite good communication throughout our stay. The hosts were friendly, attentive, and always ready to provide helpful recommendations and assistance when needed except the noise issues.

Felt the room was made to look well on the pictures but not to be used, even something as simple as taking a shower or opening a bin was clunky. Staff cleaned the rooms every day which is great, but did so by opening all the windows and allowing mosquitoes into the room by the time we would be back, causing a very horrible sleeping situation. AC Is right next to the bed and under a window, you need to pick between ac on or curtains closed and even then you'll most likely get cold air blown in your face the whole night. Shower glass is too small leading you to spray water everywhere, there is no place to place your soap or shampo bottles aside from the floor.

Location is great, right in front of a coffee shop and tram giving you quick access into the city. Staff was kind and allowed us to check in our bags early.

Check-in process wasn't as clear as I would have liked, but after phoning the hosts, all was resolved. City tax is payable in cash on departure.

Fantastic location next to the tram line from the airport into the city. Very comfortable beds. Mini-fridge also in room, along with tea and coffee making facilities. Property has a front gate to enter the apartment complex, then a dedicated door to the property, and then separate rooms that can be booked. The entrance hall within the property has great touches such as local maps and extra refreshments.

I stopped at the room only less than 5 minutes to drop luggage. How dare you charge me €25?! That is outrageous! This is extortion to customers. All hotels and apartments I stayed treat customers so friendly and let them deposit luggage without any problems. You are the only one such bad, the worst. You ruined my vacations mentally and physically. When I checked in the bed sheet was dirty with blood on. Lamps do not works at all due to no power outlets available. The AC temperature can not be changed. The widow curtain hook is off. The shower head can not be hung steadily. The coffee machine ate my money without coffee out. Additionally there are mosquitoes in room that caused us unsleeping well. A lot of problems! I have photos for all above problems. Based on above facts I hereby officially request my payment refunded! I am considering to take legal action depending on your responding. I will tell my ordeal on social media……
