Bathroom can have some refreshment. New shower head. A touch of design.

The staff were so nice and helpful. We even got a list of recommended restaurants. The structure was well kept and clean! The room also !! It was modest but perfect for what we looked for. Comfortable bed, quiet, well occupied and organised. The location is central, not first line to the beach but a walk distance in a really quiet and authentic neighbourhood. Breakfast was good and variant. Value for money . Highly recommend.

The hotel is just a couple of minutes from the waterfront and town centre. Parking on the street was easy. Good size room, great shower, and a super breakfast on the terrace. The hotel team were very friendly.

There is not too much noise insulation in the rooms. In my case I woke up at 5am because a guest in an adjacent room.

The shower is very small (not made for big people). The towels could be changed more often, espacially if you stay there for a whole week (was changed once). There is no parking space for the hotel guests only. If you are unlucky you will have to drive around and find a parking lot for your car.

The employees are very friendly and helpful. The hotel is close to the center and it only takes 3 minutes to reach the beach. The breakfast is very nice and we had a room with a very big balcony. It has an airconditioner and minibar in the room.

The only thing was that the bathroom was very small.

The breakfasts were varied, there was no shortage of fruit, which my friend and I welcomed, the private beach was very cool and clean. The owner took good care of us, he gave us recommendations for trips, restaurants :-) We definitely recommend this place to visit. Lovely place.

The beach facilities did not include a toilet although there was one in the cafe on the adjoining beach. The cost of the hire of beach facilities is not always included in the rate.

Lovely breakfast with a good selection of different local specialities to try. Particularly liked the Blue Honey. Staff very friendly and keen to give recommendations. Breakfast could be eaten inside or in the garden. Short walk to the private beach run by the hotel. Although the hotel did not have dedicated parking there were plenty of spaces available in the road.

From the photos, I thought the property was right on the beach but that was my mistake. I realize now that I misunderstood the info on the Booking page. The hotel is located a very short walk to the beach and the centro (5-8 minutes!) via a very short underpass.

I was very pleased with my stay at MIIO Hotel. The staff were particularly wonderful - helpful, friendly, and available. My trip was a bit early in the season so not all of the summer activities were available yet but the hotel was able to set up a lovely 2 hour boat ride to Golfo di Baratti for me. As a solo traveler, I felt 100% comfortable at this hotel. This was my first visit to San Vicenzo and I plan to return!

Beautiful, clean boutique hotel. In a residential neighborhood with easy free parking. The staff were kind and helpful. The room was very clean and had an amazing a/c. Bountiful breakfast.

Shower in very small-narrow and it may be a problem for men or bigger persons. There is extra payment of 15€ for late check in (we arrived at 10 pm).

Nice hotel with friendly staff and delicious breakfast. Parking is possible on the street next to the hotel. Room was cosy, but bathroom (shower) is very small.

Gian Luca was such a friendly and wonderful host! He made us feel welcome immediately. the breakfast was phenomenal and he shared some of his family treats with us. it was Liberation day and we told him about our SA freedom day, so he wrote on the notice board to celebrate it for us.

Location. Beach. Vegan breakfast options ( on demand). Lovely people! Nice small Garten for breakfast or hang out. We felt very welcome!

The bathroom was quite small especially the shower.

The personal attention and welcome from Gianluca, the owner makes the experience extremely warm. He also helped us with suggestions for restaurants and with reservations. The breakfast though a bit limited, was good enough to set us up for the day but the cappuccino was simply exceptional! The place was very clean and well located close to restaurants by foot.

nothing not to like

the whole property is immaculately clean. We would choose a room with a balcony when we return but we had everything we needed. location is perfect & I was able to park next to hotel. What makes this hotel so special is the team - from the incredibly warm welcome we felt like we were meeting old friends! very special hotel.

Perfect location, perfect services, prefect people

We were arriving by car, so it was a really long drive with our dog. When we wanted to check in they were confused because of the dog. Then they told us they only take dogs until 10kg (was not written anywhere). So the receptionist needed to call her boss to the hotel (the wait startet). He refused to give us the ok to check in and wanted to talk with booking about the situation. So be careful, the pets allowed policy is not really right. You pay 18EUR per night for the dog. Instead of giving us some coffee or water for waiting the tried to discuss with us. The other point is the free parking they are announcing on booking. All in all we did not felt welcome at all ! Another point which is important for everyone who is choosing the hotel: IT IS NOT FREE PARKING, you need to look around the street to find a parking spot which is in high season (august) almost impossible. So we found a parking space somewhere and needed to walk back around 20 minutes to the hotel. The hotel does not meet the value you pay for it.
