everything was excellent as expected and described on the booking.com website. The host provided us with a permit to enter the ZLT zone by car, a public parking lot without payment was also provided. The apartment is extremely interestingly decorated, everything was extremely clean and quiet. Special praise to the hosts. I'm sure we'll see each other again.

Everything was great.

It felt like a home studio with quirky personal touches of decor while also providing every comfort of home. I enjoyed having a small kitchen to cook simple food and eat in at the table.

In our room it would be nice to renovate the shower, there was water leaking from both sides while taking shower. The toilet seat was broken.

Really good location- 5’ walk to the centre of Modena. The owner is more than happy to provide with information about parking spots/places. We checked in after 20:00 o clock and the owner of the B&B was available online and gave clear information about the check in. Italian breakfast. Friendly stuff.

We had a problem with hot water - fine for the period, but it was not solved in time.

Nicely decorated room; comfortable, beds very ok; breakfast in the room was super nice - I really liked it, its style reminded me of my childhood. Location is simply amazing: everything is immediately accessible. Extra point: the room is very well isolated. We did not use the air conditioning (33 outside - 26 inside).

My breakfast on my last day didn't come at the time I ordered it so I missed it....

Perfect location, easy to get to from train station and everything in historical downtown Modena in easy walking distance. Quiet neighbourhood. Not much trafffic. A good choice of carfes, bars and restaurants nearby. Host very nice, good communication. The rooms were quirkily decorated and furnished, definitely some old-world charm there, with nice modern touches.

The bed was old. When I turned over in my sleep, the bed creaked. While traveling, I only had the internet communication. so I had a hard time communicating with the manager. Even WhatApp wasn’t connected.

The manager was very friendly. The best location. The wide clean bathroom.

It wasn't a room, it was a small flat. Very spacious with a small kitchen and a large living/sleeping/dining room. Loved the decor. Located north east in the historic centre, it was a short to both the railway station and to the rest of the historic centre

Breakfast was good, but it was not as sufficient as we were three people and they gave us three croissants, three small bagels, a small portion of marmalade, one apple, and two biscuits. I must admit that it was a Christian day of fasting, so they served no meat on this Wednesday. All in all, still a good experience.

The host is very friendly and helpful; he gave us all the tips on where to eat and park. Also, the free parking with the allowance worked perfectly.

Would have liked a bit more for breakfast but having it brought to the room was great.

Really enjoyed staying in the room, comfortable and cheerful with useful things like a coffee machine - pods provided. We could see out to the piazza and only a short walk to a lovely fruit shop, cafe and city centre.

A bit noisy in my location: some loudness at night as the area is popular. Also, construction (hammering) during morning hours before I departed for the day. That is not unusual as there is renovation (many places) which is a good thing! No real view from window - but again, a small matter as Modena itself has outstanding views!

Central location is excellent and within walking distance of major sites. The property is safe, clean, and very unique in appointments and feel. Room(s) were spacious for me. The ‘in room’ Italian style breakfast was a treat each morning! Alessio did a fabulous job as property host, meeting requests with a smile and excellent communication and service. I would definitely stay here in the future! (Plus - elevator which is wonderful with luggage!!!).

Unfortunately there is currently scaffolding outside which spoils the view and meant we had our curtains closed more than we would otherwise but that will be gone soon. Unsurprisingly, as befits a city centre, there is noise from the lively adjoining restaurant with singing but it ceased promptly at 11pm. It wouldn't stop me from making it my first choice when we return to Modena.

We loved this room! It's very on trend with 70s retro style furniture/decorations and very tastefully done. A great selection of books too. All the things we expected were there and the owner and partner extremely helpful in getting us there, seeing us into the room and delivering breakfast in the morning. It's a superb location in the heart of this bustling city and we'd be very happy to return. We only wished we'd had more time. Their communications were exemplary and clear. They speak good English and even humoured my broken Italian! We ended up parking some 300m away but a pass from the owner allowed us to park there at no charge. Access really has to be on foot as it's in a car free zone, although it might be possible to drop things off a little closer through some narrow streets full of people. Not an issue for us at all.
