We enjoyed everything about this hotel.

The staff was wonderful. They upgraded our room to a large canal view room and had it ready for us to check in 2 hours early. Everyone was very friendly and helpful. The location was great, just a short distance from the end of the People Mover. The breakfast was very good. Having outside tables overlooking the Grand Canal was good for breakfast and for a glass of wine in the evening.

The rooms need to be up graded a bit. First room the bathroom needed painting - had been started but not finished. Body lotion had been used and not changed since last customer. Tea and coffee and water not replaced.

Close to water boat buses and station and water taxi had access to hotel.

Restaurant as a chef myself I asked for steak and they bought me chopped up meat lwhich looked like dogs dinner sorry to say . When someone orders a steak please take the whole steak not chopped in thin slices like your giving left overs

Weird hallways. A/C wasn't working when we arrived. They got us a fan immediately, which helped, but the unit didn't get fixed for 3 days.

Very cold room, reception refused to turn on the heating, we tried to have a hot shower to warm up and the water was warm, not even close to being hot. Very disappointing for a four star hotel not to provide the basic needs.

There were a few minor problems which seemingly no-one was ever available to fix even though someone was supposedly on his way. e.g. TV was not working. Air Conditioning kept switching itself off with no instructions how to keep it on. Cups and spoons were missing from the coffee facilities. Receptionists were very friendly and helpful but unfortunately their promises to send someone up did not seem to follow through.

We loved being right on the canal. We could open our windows and see and hear the boats travelling back and forth. And being able to eat breakfast in the sunshine right on the water's edge was quite magical.

They advertised with air conditioning but they didn’t want to turn it on even if it was 27 degrees in our room . We needed to sleep window open but we have dozens of mosquitoes bites . Even the window open we were sweating and couldn’t sleep

Wasn’t properly cleaned, shower door was broken. Small room, and bathroom looked nothing like the photos (we had superior room for double price). Bathroom was tiny and old. Breakfast was the same every day and very average - good variety of croissants but lacked fruit & vegetables, some of the hot food was cold (beans, mushrooms)

Great location. Accessibly by water taxi, minutes on foot from train station. On the canal, so superior room has great views

On the day of out check out, i woke up with a terrible pain on my back and i asked to the receptionist (Nicole) if she had any pill she could just say “no sorry” but instead in a rude way she replied to me “we are not a pharmacy”. I know they are not however thats not the kind of reply you give to a guest. During the stay Anita was always very kind and helpful maybe the other receptionist should learn something from her.

I put the no-disturbing sign outside the door, yet they still went inside and cleaned the room. It might have been a mistake or an act of goodwill, but it’s there for a reason.

Great hotel, nice location by the Grand Canal, the train station and boat taxis, a lot of businesses around the street, including a convenience store with all the essentials, especially bottled water that you’ll need a lot. The staff in the restaurant are very friendly, and everybody has decent English for ease of communicating. The rooms are comfy and great for a well-deserved rest after hours of walking. Breakfast is good, with plenty of choices. Like I said before, it’s by the Grand Canal, and the hotel has some unfair bad comments regarding the smell, You are in Venice THE ENTIRE CITY smells on high tide, and it’s not as bad or as frequent. Got an upgrade so I’m happy about that made everything better a solid 8 in my opinion.

The first morning breakfast room was packed and very noisy with a group of American visitors. Bathroom showed signs of damp.
