The shower drain did not adequately drain the water causing water to spill over into the entire bathroom floor.

I didn't like the breakfast. It was very limited. Additionally, please mind the stairs. There's no elevator, and you'll have to transport your heavy luggage yourself. I was with my mom, so I had to take care of 2 bags, which was a lot.

What did I like? Pretty much everything. Service was good, and all our requests were handled efficiently and smoothly. I liked the room itself, it was quite large. I also enjoyed the location (except for some difficulties with leaving to the airport, but it's not the hotel's fault). It was also clean in the room.

We booked the canal view and it did not disappoint !! Our windows opened up to the gondolas and water taxis going by right outside our window. We had the only room on the lower canal level and was an experience we will never forget. It came with a premium price was definitely worth it for the experience.

Checkin directions were a little confusing, and we had an issue finding the place but was able to get it sorted out.

Historical building with unique rooms. We stayed in the Suite which was cute and with a beautiful view over the small canal. As we stayed off season the price seemed quite cheap for central Venice, good for us.

If you need to leave in the middle of the night to the airport, you will need to walk 25 min to the place where you will be able to get a taxi. This is the same problem for all central Venice

There were builders in the street beside our window, who started working at 8/7.30 am every morning. No fault of the property, just was unfortunate. We couldn’t get the air con to work, however, I feel this is down to user error/not understanding how to turn it on! Didn’t bother us too much, we just opened the window to cool off

It looks unkempt when arriving. Especially as the laundry bags are being prepared for collection at front of house. A little clean up , some potted plants and a vase of flowers or potted plants at reception could remedy this making it more welcoming. However , once you reach your room it’s lovely , very clean, spacious, lovely Venetian decor and it is good value. Thank you Svetlanna! You are very nice!

Svetlanna was a very nice host. We got lost as it’s a tricky one to find. Then when approaching you feel slightly concerned as it’s a little unkempt looking. However , Svetlanna is very welcoming. She explained how it’s a boutique hotel with only 7 rooms - all on the same floor as reception. We also got the gate / entrance codes and emergency contact numbers for when reception is closed in the evenings. Then we went to our room - it was huge , spotlessly clean , quite grand with a beautiful view of the canal and also new large bathroom. The only problem the first night was mosquitoes. We like to keep the window open so couldn’t and it was too warm. We bought a plug in mosquito repellent and some body spray and then everything was perfect. Great price . Don’t worry about first impressions walking in. It’s really ideal - good location, clean, very spacious family room, great canal view.

The location is absolutely perfect. You can go out in Venice, come back for a break, and easily go out again. I was traveling with my 70 year old parents and 2 small children and this allowed us to get the most out of Venice. The beds were very comfortable and the bathrooms were extremely clean with great water pressure in the shower. Everything looked exactly like the pictures.

Bed Pillows were hard and flat, could use an upgrade.

Great location. We had a room overlooking the courtyard and it was very quiet, which was good for sleeping. Bed was comfortable and shower was hot with good water pressure.

The heating was not working so out of the 2 nights we spent there the first one was cold and unpleasant. after continues persuasion they solved the issue by providing us with an electric heater on the second night. The bathroom shower can flud if you open the tap, so you have to shower at low pressure.

Location is fantastic and the hotel is very quint. Its is clean as well

My room wasn’t cleaned when I returned at the end of the day. Luckily, there was someone and helped me to sort it out. However, I was expecting the manager to call me back the day after about it as anyone could make a fuss about it.

The location is good, in an old venetian building with traditional design. It is in the heart of Venice 5 min to rialto Bridge and 10 to San Marco Square.
