The hotel is a great spot. It's stylish and cosy. The rooms are comfortable and neat. The service at breakfast is outstanding and the food is delicious. The landlords are very kind and welcoming. Our room was prepared for us even before the check-in time. That was so thoughtful of the owners to do and we appreciate it very much.

Everything was good

Located in a quiet area not far away from San Marco square. You can easily get to the very center with a paid service, otherwise cross the canal via the Academia bridge. Ideal for those willing to be close to center but avoid the crowds. Helpful host, super clean room and a very good breakfast.

Perfect location - quiet area but all the main attractions were within walking distance and right on the canal. Room was spotless and the whole building was rustic and authentic. Owner was really friendly and gave us a lot pf good tips and recommendations. Absolutely loved it!

We enjoyed our visit to Venice and our stay in the lovely Ca' Santo Spirito B&B! Your directions from the train station were excellent and very easy to follow. The home is charming, beautifully restored and nicely appointed. We truly enjoyed the generous and delicious breakfast buffet. Great recommendations for restaurants in the area.

Everything was great!

I loved everything about this property. It is in a charming, nicely decorated, historic building. The breakfast buffet was delicious and satisfying. Our host, Veronica, was very helpful and answered all of my questions. The location is outstanding. The property is on a lovely, quiet side street, but it is close to sights and transportation. Our room was very comfortable.

Stairs to our third floor with lots of luggage. Vaporetto stop was quite a hike to B&B with all of our luggage and surging water covering the walkway.

Clean, gorgeous entry-way, breakfast was amazing with good options! Room and suite was perfect! Having two bathrooms was great!

Location is away from the main tourist areas in a nice, quiet area. Very quiet and close enough to tourist sites by walking or taking the water bus. Very clean with a great breakfast. Hosts were very helpful. Would definitely recommend!

The location is great, very close to the main attractions and easy to find. Very close to public transport - ship. Delicious breakfast and perfect coffee. The rooms are clean. The atmosphere made you feel like you were in Italy.

We came in by ferry and the property is just 15 minutes walk from the terminal, which was great. It is also well served by vaporetto stops and St Marks square can be walked in under half an hour. The neighbourhood is lovely, slightly quieter than central Venice, and is packed with art galleries and shops, VERY well situated for the Academie gallery and Guggenheim collection. We were able to check in early without any problem, the room was lovely, the bathroom was GORGEOUS and breakfast was fabulous. We adored this place.

Our room was the attic room so there were some steep stairs to navigate everyday. Probably not the easiest for some families or individuals.

The place was perfect. It is really charming. The rooms are really big, nicely decorated and modern and equipped with air conditioning. The Breakfast is just amazing. It is nicely situated in a really calm neighbourhood but close to traghetto which brings you to san marco in 2-3 min but also two stations of vaporetto which means you get quickly to any places. Last but not least, Massimo is really helpful, providing lots of advices on things to do, places to eat, ... and avoid the crowd

The location was amazing—very quiet yet conveniently close to the vaporetto, museums, and restaurants. The room wфы spacious and cozy, featuring super-comfy bed and excellent air conditioning. Breakfast was good, providing a nice start to each day. Overall, it was a delightful stay that combined comfort with convenience.

The only negative point was breakfast as pastries were dry. but definitely not a breaking deal the place is amazing.

The place was quiet and comfortable. The location is easy to reach from the main station with the ferry or boat taxi, and walk distance to the main touristic areas. The owner was amazing, she gave us a tons of suggestions and restaurant recommendations.
