They have no facilities and the elevator was quite old - both things that they have NO control over, so not their fault.

The location was insanely good! You can see the Colosseo from the room, and you have public transport right at the door.

The thing that we liked the most, was the location of the rooms. We were in Rome only for two days, and we wanted to see a lot. So we took the 48 hour public transport ticket. It was a great decision! Of course the Colosseum is 10 mins walking from the place, but all the other destinations require some long walks. Or they could be easily reached with public transport, as long as the bus/tram stop is just in front of the building where the Rooms are. We managed to see everything that was in our plan :) In addition, the room was super clean. Windows in our room looked not at the street, the air-conditioning and fridge worked quietly, so you can have a very good sleep there.

The location was great! It is close to many sight seeing ventures and near the bus and train station. The staff was friendly and helpful. And the room was neat, cleaned and cleaned daily.

The entrance to the hotel was a little disappointing. No front desk or signage, thought we were in the wrong place. Met hotel owner as we were starting to leave (nice guy). He indicated our rooms were on the 6th floor, the first floors seemed to be apartments. Could use some paint coming up the stairwell.

The location was excellent to many attractions such as colosseum and historical churches. Many good restaurants in area. Room was very quiet in the evenings. It truly gave you the Italian experience, lots of marble. Quaint 2 person elevator from many years past. A/C worked well. Close to bus stops for site seeing We would definitely stay again.

It's located less than 5 minutes from the Colosseum, restaurants, taxis and transport. Very friendly staff and happy to help you with all enquiries. The rooms are very spacious, clean, and renovated.

There was a slight hiccup with the included WiFi towards the end of our stay - as international visitors, we depended heavily on WiFi availability throughout our trip, so this was a bit of a drawback. That said - Emanuele stopped by the property to personally explain the situation and apologize for the inconvenience, which was much appreciated! I wouldn't expect this to be a regular issue staying in this property, and knowing that the owner felt it was important to personally explain shows that he cares about his guests. I wouldn't say that it's something we 'didn't like', but still worth noting - this property doesn't have full-time staff like you might expect from a traditional hotel or bed-and-breakfast. This wasn't clear to us when we booked our stay, but it didn't take us long to adapt. There might have been a few things we'd have asked of a concierge or front desk staff if they'd been present, but I wouldn't say it ended up negatively impacting our stay once we realized.

The room was clean and just enough space for the two of us during our stay. Self-checkin information provided via Whatsapp was clear and easy to follow - we were able to get into the building without issue, both the first time and throughout our stay. Being centrally located was amazing - we were walking and using public transit during our stay, and the tram and bus stop right outside the building was super convenient for getting anywhere else in the city. Daily housekeeping was a nice touch - they were attentive and always made sure to stock us back up with supplies (even to the point of cleaning up things we left out that we wouldn't have expected them to manage!)

We spent 3 nights at this room. It is a room within an apartment. Each door has its own lock and key. Very clean with daily cleaning service. Very close to the colosseum and Roman forum and 2 metro stops. Great place!

It was a bit far for some of our activities but that’s not their fault. Everything is about within a 20-35 min walk and the walk feels SO fast because there’s so much to see along the way. I would absolutely stay here again!

Loved that it was so spacious, the bed was large, the bathroom was great, window let in lots of light. The staff was so overly accommodating, they made everything so easy.

I am absolutely delighted with my stay at this place! The property is located close to the Colosseum, literally a 5-minute walk away, right next to Carrefour Express, so a shop is available if needed. The owner is very nice, contact is quick and hassle-free. We reported a fault with the electric kettle - we got a new one in no time. The rooms are clean, neat, and nice. And the price, for such a location, is low. The only thing I could complain about is that the windows of the room with a view of the Colosseum face the street, and unfortunately they are not soundproofed, so all the noise from the street can be heard in the room, even on the 3rd floor. So if someone needs silence to be able to sleep, I suggest choosing a different room, especially since the view of the Colosseum is not direct, and you still have to lean out a bit through the window. So it’s not worth prioritizing such a view of the Colosseum over sleep comfort. But this is just a note for those who might be bothered by the noise. But still, apart from this minor inconvenience, I believe the apartment is worth a deep interest in its offer, it’s really a pleasant place. I highly recommend it!

The location is superb - it’s a 5 min walk to the Coliseum/ Forum and there’s a bus/tram stop literally outside the apartment and the metro is close by as well. The staff were very nice and friendly, assisted us with anything we needed. The room was very clean and spacious and we truly enjoyed our stay!
