No wifi and my regular data was slow. There is nothing around... No restaurants or shops. No a huge deal since you are in central Venice and can get there quickly.

Room was clean, had AC and had a nice sized bathroom and shower. Very close to the San Stae vaporetto stop. Quiet street. Owner would respond very quickly and is very helpful and friendly.

The code provided didn't work on arrival, but thankfully host was around the corner and let me in. Kettle was marked as not safe to use so had to use the microwave which does the job of boiling water for tea

A good sized room in a central location. The blinds ensure it's dark and quiet at night which is great as that's not always the case for Venice. A friendly host and good facilities available in the room including a small kitchen area.

The mosquitos in the room and the smell of dampness each time we entered the room, despite having windows opened. I guess it’s a general issue in the area, due to humidity generated by the canals.

Although there are some sort of nets outside the windows, they aren't sealed and did little to keep out the mosquitoes--so I had several mosquitoes buzzing around the room all night. The toilet in the bathroom was jammed in on the side of the sink such that I had to somewhat sit sideways to use it. There were a lot of light switches, several of which didn't do anything. It was a bit of a challenge to figure out what switches controlled what (and the main ceiling light didn't work). Note my room was up a narrow staircase, if that is a concern (but, tbh, little in Venice is easy if you can't do stairs). Nothing terrible, however. Just a few minor issues.

It was decent and had a kitchenette I didn't use.

The bathroom and shower head is small but that is expected from old buildings. Things are rusty here and there.

The location is perfectly in the center of island. . Everything is in equal walking distance and there is a vapperato stop and supermarket close by. The room has some extra amenities like a small sink, refrigerator, microwave, kettle and some cutlery to make life a lot easier esp. if you are travelling with kids. The bathroom even has a bidet.

Excellent location close to a vaporetto stop with links to the airport as well as the main routes on the grand canal Was able to leave my luggage as I didn't leave until the afternoon, which was really helpful. Had lots of clear communication with the host before I arrived and whilst in Venice. The small kitchen facilities were useful, I used the sandwich toaster and, of course, the fridge.

Nicola was always very attentive and frendly. The location is good, very close to the San Stae station. I would like to have breakfast, because it's what you expect in a bed & breakfast stay. The room is very clean and calm. The bathroom is a little bit dark and the towels could be better, newer and bigger. In general, its a good cost benefit. Thank you very much, Nicola!

We did have a couple of mosquitos and the net was not up, although there was a plug-in mosquito deterrent but we only spotted it on our last morning!

Check in was made very easy by the host giving us instructions on WhatsApp. Bottled water available to buy which was very convenient. Nice to have tea/coffee making facility in room. Spacious comfy room with an authentic vibe. Great shower.

The Air conditioner wasn't working properly(or as usualy they do) /was set up only to work some hours/ had a temperature automatically set as standard (not sure) -as Venice wasn't that hot in the period we visited - we decided to just open the windows at night rather than trouble host.

Although the owner lives downstairs, he only communicates via WhatsApp, which is a bit complicated. He also tends to send messages late in the evening, for example on the last evening at 23:30 to ask - with an exclaimed mark ! - when I was going to pay, although the payment was already done via booking.com. This I found a bit uncomfortable.

Good location, close to San Stae Vaporetto, in a quiet alley. Spacious room with all the necessary things. Airco was not working on arrival, but the owner fixed it as soon as possible.

We enjoyed our stay at B&B 1964. Ideal location - close to vaporetto stop, to main sights, to Coop supermarket. We appreciated mini-kitchen with a fridge - we liked to have an evening snack - chilled wine with cheese and prosciutto. The room itself was basic but convenient and clean - good value for money

The air conditioning worked briefly then stopped working. The next day after we asked, the air conditioning was repaired.

We received prompt attention to our request to make it so the air conditioning worked. We like the fan and the rack that was available to dry our clothes. Restaurants are close by.

The hostess wanted us out before the agreed 11 O'clock. She spoke no English which made communication difficult. There were not two single beds like we wished but one double bed. This was fixed the first night and everything was fine after this. Minor problems.

We had our own breakfast. The location was good, 5min from the water us station. Grocery store and restaurants near by. The room was spacious and very clean.

The place is in the center of Venice, it was a walking distance from everything. The room was big enough for two people, it had a nice kitchen and we had all the basic stuff we needed.
