A very nice breakfast was provided in my room. For me personally, I actually quite like to eat with other people, but I recognize this is a personal preference. I think getting the right price point is crucial. I think I had a discounted rate but the advertised rate is high for accommodation which doesn't have staff available all the time, and where there are no social facilities, such as a bar (though there are plenty of options available nearby for food and drink).

I love the location of these rooms in one of my favourite parts of Venice. A great deal of car has gone into the renovation of the property and it feels luxurious. The owners were very welcoming and helpful and I very much enjoyed my stay.

The shower had some issues with maintaining temperature, the bed for the third person was a bit hard so for the price of selling this as a three-person room I would lower te price a bit maybe.

We loved the location, very close to the center, beautiful room, very helpful reception, comfortable bed.

The hairdryer was in a bad condition, basically with melted parts, so we were scared to use it. The location was lovely but getting there from the station with the luggage was painful with all those bridges with stairs. but I'm guessing the whole area would be like that.

The location and breakfast were nice. The bed was comfortable. The owner was helpful and kind.

The bathroom shower door’s placement in conjunction with the shower head caused the bathroom to flood. We ended up putting towels in the shower to fix the problems, but a small raised thing would also work long term. Very minor though and otherwise the place was great!

The location was great! Quiet during the day, but had a fun festival at night. Close to major things, but not crowded by the tourists. The air conditioning was great! Flexible and friendly staff. Thanks Gianluca again for help checking in!

Nothing would have improved my experience. It was all I hoped for. It exceeded my expectations even after researching it. The location was great. Quiet area of Venice. Our room faced the courtyard so was very quiet.

Huge breakfast with fresh pastries. Served when we requested. Had a lovely breakfast out on the patio. Such a nice extra.

Absolutely perfect! The location, the quiet inside the building, the lovely breakfast in the morning. Instructions on best places to dine, tips on getting around, everything was beautifully done! The air conditioning was so welcome after arriving to a 98 degree day walking through Venice!

Location is excellent! It’s really nice B&B, rooms are comfortable, clean, and beautifully decorated. Our host was really nice and most helpful. Breakfast is great, classic Italian style breakfast served in the room.
