Soundproofing is too bad. If someone is listening to music from their phone in the hall, everything will be heard in the room. Checkout at 10am is somehow too early, usually not before 11 everywhere.

Very nice staff, amazing breakfast, comfortable room. There is also a supermarket around the corner. You can get to the city center in 25 minutes by tram. Tram stop is 10 minutes walk away.

Everything was good.

The host was friendly and helpful. The breakfasts were delicious and plentiful. The nice outside garden patio area was a good place to relax. It was within walking distance to tram to commute into center of Florence.

Not a darn thing. She is 2 steps ahead of her competition.

The host was very professional, attentive to small details and personable. Her classy touches were present in how bathroom, the bedroom and breakfast were presented. The breakfast is exceptional. Making us aware of the close by tram vs train saved us a lot of time. Her outdoor enclosed garden area under umbrellas where take aways could be eaten or just relax was an absolute haven.

Located 30 minutes away from the city center (10 minutes walk + 20 min on the tram) in a quiet neighborhood. Spotless clean, and the owner is just amazing. What a lovely lady. Even thought we didn't speak the same language she was warm and kind and she made a fabulous breakfast.

Some noise from neighbors, but that is minor.

Outstanding experience. Giovanna hosted a very welcoming family-run b&b, spotlessly clean, fantastic breakfast, and great value. Such a wonderful experience...she even packed a to-go box when I needed to leave early. The younger staff spoke some english which was very helpful.

This isn’t a negative just more to be aware of, the facilities don’t include a kitchen, there is not one for guest use and there is no laundry- but a laundromat very close by.

The rooms are really nice and include a fridge air con and lovely bathroom. The location is 10min walk to the station 5minutes to the tram and bus. Really good Japanese place a 10min walk away Kaisen sushi. The included breakfast is the best I’ve ever had! The rooms are cleaned daily! Excellent value for money and a lovely stay! Mum and son family run unit who are very kind and make you feel very welcome.

Ten minute walk from the tram terminus, some 2.5 km from city centre. Drab exterior but really nice inside.

Location was not as near as I thought to the city. Public transport is not available after midnight. Taxi fare from Santa Maria Novella STATION is approxamitely 14 EuRO.

Everything was superlative. Breakfast very rich and delicious. The room was very modern and clean. The bed really comfortable. Very quiet area,we highly impressed about everything but the most important thing was about the people,they are really nice and helpful.We are delighted to meet them. Highly recommended this place.

The bed mattress was too soft for me so I struggled to get a good sleep, this unfortunately was a solid minus for me. The location is a bit further away then we anticipated but you do have a tram relatively close to go to SMN train station.

The room was nice and also the bathroom. The breakfast was good and the hosts kind and helpful. There is obvious attention for details.

Shower water pressure was non existent for warm water. You could take a shower and clean yourself but it was not as nice as you would hope.

Great hosts, superb breakfast and clean rooms. The location was away from the touristy centre but you could reach centre and all of the attractions in 20min by bus. Super quiet neighbourhood, which was nice after being around crowds of people all day. Good pizzeria across the street. Easy to reach from the train station.

It was a pleasure to stay at this hotel! Such a lovely and warm host, the room is modern equipped and absolutly clean. The breakfest was fresh and so good - made and arranged with heart. We and our dog loved to stay here and would definitly recommend the hotel to everybody. Grazie di tutto!

Awesome service. Clean, comfortable well-designed rooms. Nice shower cabin and soft and clean bed. A lot of space in the room. 5 mins of walk from tramway station from where you can get to the Florence center in 15 mins. Breakfast is uncomparable, don't know why it has 3 stars, as it should have atleast 4. Fast Wi-Fi. Really nice place to stay, my recommendation for everybody. The owners were extremely polite and nice. They helped me with all questions I had. Sincere

The breakfast was absolutely lovely, freshly squeezed orange just was a very nice touch! The personnel made sure we were comfortable and had everything we needed. I hope we come back one day and would recommend to everyone!
