    The rooms needs some renovation and maintenance. The doors doesnt close property leaving some space for lizards to entertainment the room.

    Location, Ambience and Staff behaviour was excellent.

    Bathrooms and kitchen in the room need a bit of maintenance to make them fully operational.

    Very close to the Monkey Forest, staff is very nice.

    Only one song played in the restaurant. The bigger family room had steep stairs. Luckily for me i was upgraded as i would have had problems. Perhaps another bed downstairs would b great for a family room or for old people like me. I chose this larger room so i could have more room to entertain my adult children and i during my birthday celebrations.

    I loved the location on a quiet street and restaurant was on roadside, not down a long alley. Staff were fantastic. Breakfasts were very nice. I had a club sandwich for lunch which was also delicious. Rooms and bathroom were spacious. Appreciated the special treats, songs, cake the staff gave me for my birthday. Xxx great value for money.

    The villa should get a update to make it even better! Bigger fridge and 1 room (second bedroom) is dangerous because if you close it, you can’t open it anymore from inside.. my wife had to help me out.

    We had a the biggest villa. It was nice but a update for the fridge space should be nice.. from small to a bit bigger.. also the airconditioning did work but not really good.. overall nice place to stay.. 👍🏼

    There should be a long mirror in stuido cottage.

    Me and my family stayed for two days and enjoyed well. Location is very close to Monkey forest and no need to take ticket and go to monkey forest😃😃 because many monkeys comes to cottage area😍

    Although the issues we raised were dealt with straight away, the list is just way too long now; *multiple general maintenance problems; loose taps, broken fixtures incl toilet roll holder & shower head holder, fridge was disgusting (but @ least still worked) *bathroom in general not functional & shabby (@ least toilet was separate) *no mirrors in bedrooms, no air con in living area, separate outdoor kitchen unusable *one staff member (lady at front of house) was too intense, a real stickler!; running after us wanting to know breakfast time & choices day before, scrutinising order & saying we had to pay extra (her misunderstanding), holding us up when we were heading out, etc. Although we believe she meant well, she needs to chill out & work on her demeanour & customer service skills. Overall, oh dear, such a shame. I won't be back a third time... :(

    I was a repeat customer & looking forward to another stay...however much had declined in the last 12months which is such a pity. I hope they can pull it back before it is too late.... Positives: *great location away from the bedlam of central Ubud. The street, just south of Monkey Forest, is lovely with all you need just steps away incl great eateries *most of the staff were wonderful; warm & friendly (except for one...see negatives) *included breakfast was good & arrived as ordered *issues raised were dealt with immediately (no hot water, no water @ all came out of hot tap, air con in main bedroom carked it during the night, staff forgot to clean our room) *2 bedroom villa (Sakura #7) was spacious, floors & linen clean, but....(see negatives)

    When u want to use the utensils provided (cup, spoon) better you wash them first.. seems they have been there inside the buffet for so long n no one use the spoon so lots of dust

    The calm atmosphere, the black sheep coffee shop, the open pool, the geckos everywhere, the giant room, the mosquito net.

    However the toilet is not so good , water sucked and some wood flakes/ dirt in the toilet .

    Staff is super friendly Ms Ayu. She helped us with everything . Breakfast is nice, the pool is nice . The environment is quiet.

    unfortunately there were rats in the ceiling and droppings present in the room, we had to keep our bags off the floor. the bed felt unstable and the cleanliness was not very good. floor smeary and unclean. The wifi was terrible.

    the staff were lovely and the location was perfect, close to monkey forest, the place was quiet and lots of great places to eat on the same street

    Awesome location, quiet complex and nice little pool in the villa. Good options for breakfast. The staff are all super friendly and helpful! Would stay there again! Lots of decent coffee shops and happy hour bars within 5 mins walk.

    old pillows with mould and stains, mattress no liner and was so old springs coming through and lumpy. mould in bedroom cupboards and wood rotting. we were able n the family 2 bedroom needs maintenance and a good clean.

    great location quiet peaceful but close to all great things in Ubud. cheep and big 2 bed room villa. the staff are very nice price is good.

    The place is just a little tired around the edges, but is still great value for money.

    Great value for money, the hotel is in a quiet part of Ubud, just south of the Monkey Forest. Nearby are some truly wonderful restaurants and cafes. The staff were very friendly and helpful and the place was reasonably clean. Our villa had a private plunge pool that was wonderful. The main pool was well maintained and relaxing. The hotel also felt very relaxing and peaceful.

    Room and especially the toilets weren't clean. I wouldn't rate it as 4 stars hotel but it was value for money though

    Friendly staff and good location - not far from the center and yet very quite.
