    Fab location on Rye High Street, so close to everything (Rye's not that big) Nice Room & Excellent Breakfast and the servers were very nice (good bread too)

    Crunchy toast!

    Breakfast was delicious we had Omni. My only comment is that the toast which was served underneath the other ingredients was soggy and chewy. I Think it would be better served separately.

    It’s an old building so the floor was uneven in parts and water pressure wasn’t great.

    We stayed in the Tart room - it was clean and comfortable, check in was easy, breakfast was great with a choice of a hot drink, juice/smoothie and main dish per person. The location is perfect, right on the high street - parking was easy, it’s about a 5 minute walk away. Would also recommend the Union for dinner and the Grapevine for drinks. It was nice waking up to the smell of the bakery downstairs in the morning.

    Would have been nice to have biscuits with the tea facilities. The design of the bed was strange. It was a modern take on a 4 poster and meant that if you were lying on the side of the bed closest to the door, your view of the TV on the wall was cut in half by one of the posts of the bed. Instructions for the shower would have been helpful. Couldn’t find a switch for a light on the landing when going out in the evening.

    Very central position. Comfortable bed. Tea and coffee making facilities. Lovely breakfast. The tall fan was very useful, as it was very hot while we were there.

    The property was right in the heart of Rye and offered a cosy space in an old, beautiful house. The staff was super accommodating and helpful.

    There was no storage in the room. It really needs a small chest of drawers and shelves and hooks for toiletries, towels etc. The bath is lovely but totally impractical if you just want a quick shower or even wash your hair.

    Fabulous location and building. Breakfast is outstanding served in gorgeous historic panelled rooms. Bedroom was very spacious and quiet, set under the eaves at the back of the house. Staff helpful and friendly.

    The common areas were not in as good condition as the rooms and the bathroom was a bit dated

    A little dusty under/on chairs, and the mattress has seen better says. Would like a higher table for the kettle/drinks area. On hot days, a drinks fridge would be appreciated as the water was tepid. The bakery looked good, but a fly screen is a must. 2 bluebottles were crawling over the mini tarts and sandwiches which put us off!

    Fantastic location and the staff are lovely welcoming. The breakfasts are amazing.

    The seagull symphony at 4am and the noisy high street made a restful morning out of the question

    Lugging our luggage to the top of the house but this was a vv minor issue.

    Owners could have been more friendly. Obviously far too busy to speak to us. Was going to say how much we had enjoyed it. Their attitude made me feel like a nuisance.

    The breakfast was incredible!! Possibly best breakfast I have had in a hotel. Staff in cafe who served breakfast were really lovely and couldn’t have been more helpful. Room size is very generous.

    Breakfast service was slow compared to last time we stayed - took about an hour (and us having to keep asking) to get our food because the order wasn’t processed properly so we were a bit disappointed with it this time round

    Great breakfast selection, coffee and nice juice/smoothies included. Spacious and comfortable room well equipped with shower gel/shampoo and teas/coffee machine with pods (which they replenish daily)

    Bath tub in room, shower splashing on the floor. Stairs to second floor abrupt and difficult. Expensive.

    Location excellent. Clean and quiet. Breakfast was very good , healthy options available. Staff very friendly.
