Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We are currently testing a weighted review system in Malta, Iceland, Australia, Greece, Brazil and North Carolina. For properties in these regions, the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

United KingdomThe toilet was out of order in the en-suite room, I don’t believe it should be advertised as a single en-suite. I personally can be quite an anxious person a I felt on edge. There was moldy gone off milk in the cupboard that was very smelly and dirt in and around the bathroom sink. I felt it to be a little unhygienic that the toilet under the stairs has no sink, hand gel only does so much if people do use it. And when on the toilet there’s no handle to fully shut the door. It locks with a big gap to the hallway. Personally with a bit of TLC, and some improvements the room would be a lovely place to stay.

United KingdomI arrived to find no way of getting into the property! Received a message the next day with codes. I was anxiously knocking on the front door for a while as couldn’t get hold of the host. A guest did let me in eventually! The next day, on using the front door key, I couldn’t remove the key from the door in the unlocked position. Fortunately, was able to use the side entrance. The room was disappointing, not anything like the photos. Tight squeeze to get round the end of the bed to a very small en-suite. The toilet still isn’t working (I’ve read previous reviews from a year ago - more disappointing that feedback given before hasn’t been acted upon). There’s still a smell too coming from the en-suite. The toilet in the hallway wasn’t very clean and very small. Needs to finish the decor with some TLC. Dusty in places.
Quiet even though it’s on the main road. Plenty of parking on the main road too. I was able to arrive between 10pm - 11pm at no extra charge and the single bed (in the downstairs room ) was very comfortable. Nice items of decor.

United KingdomEnsuite except toilet was out of order (possibly since August 2023 or earlier accordingto some reviews), had to use toilet across the hall. Ran the hot tap for a while but Luke warm, not hot enough for a shower. Gap between bed and bathroom wall very narrow (12"). Would have been ok if divan bed but the high footboard made it difficult to manoeuvre to get to the tea/coffee making facilities with a big knob digging in your groin. Coffee was stale. Also didn't see until it was too late that you have to order milk in advance. Litter bin had not been emptied, biscuit wrappers and dirty tissues left by previous guest, or the cleaner? There was a suggestion that in some rooms there was no tv reception, only Netflix. Ok if you like Netflix. Bed was ok but squeaky, didn't affect my sleep as I only move when awake.
Easy parking free on road. Secure so long as other guests conformed. Ground floor room

United KingdomI was unhappy to discover that the toilet in the ensuite shower and toilet facilities had a big out of use sign stuck over the seat. I had not been told that I would not be able to use the ensuite toilet before or even on arrival. I had to go in and discover it for myself. I was able to use the toilet across the hallway along with all the others in the house.
The location was ok as the beachfront was walkable in 37 minutes.

United KingdomThe on suite toilet was leaking, so wasn't able to use, but there was a toilet opposite, so not a problem.
Location was great, and no check in, as keys were in a keysafe, so super quick. also very easy to find, and on the main road so easy to get into the town.

United KingdomUnfortunately the room and particularly the ensuite, really needs a lot of work and attention. The toilet was out of order (a written note taped to the seat advising not to use), the shower cubicle leaks very badly, and the shower tray has previously been damaged and patched up. The cubicle is wedged with a block of wood and holes plugged with tissue paper which doesn't hold back the water meaning the floor and floor mats are wet through. The use of a sperate toilet across the hall was however available. To be honest. With some work carried out, it could be a nice room
Firstly, it was £24 and therefore, irrespective of the facilities it is difficult to argue with the price. I communicated with the manager prior to arrival and communication was very good. Tea, Coffee and complimentary biscuit.

United KingdomThe toilet in the room was broken - not a major issue as there was another just across the hall although the door didn't close properly. The shower was usable but the shower tray was broken.
The room was very clean and well presented, and represented good value for money as a 1 night stopover. Wifi was good and Netflix on the TV was very welcome. Good to see that tea/coffee and milk was provided and the room was comfortable. Lots of safe parking on the road outside the property and the key arrangement was simple and straightforward.

United KingdomI would rather pay £5 more and to stay at roadside inn as cleaner (including bedspread and vacuumed carpet) with no outstanding works issues in the bathroom. Is warmer, smells better and the roadside traffic can not be heard throughout the night, even if on motorway, rather than a road also has no security issues on internet, also comes with tv in room and someone on reception.
That I had a last minute room for the night, and it was reasonable priced....could make a drink.....however

United KingdomVery cold overnight. no hot water in the morning was the biggest issue. it needs a deep clean in places, some honesty required to state that it’s a converted garage not an “apartment” - if we’d stayed for more than one night we’d have asked the owners to come and deal with some of the issues.

United KingdomThe accommodation is a bit unkempt and needs some TLC- the sofa bed broke when my partner sat down randomly on the second evening (he's 5"10 and not overweight), though the host did offer different ways to fix this immediately.
The location is good. A 30 minute walk to the beach, parking on the road and pubs close by too. The host was very friendly and happy to help. Perfectly acceptable for what we needed for 2 nights.
