Breakfast did not start until 8.30 so too late for my stay and no room service breakfast available. No evening meal available for residence as a jazz festival was on. Very hot room.

Too many stairs, and no lifts at all. Needs redecoration - all walls and woodwork patchy and marked, makes it look rundown.

Our room, (Room 16) could have done with more useable surfaces, another desk or table. The traffic noise was quite bad, even with the secondary double glazing. The stairs up to our room felt like the ‘back’ stairs, through the working side of the hotel.

The staff were lovely and helpful. The location is amazing, right in the middle of the Pantiles.

Our room was on the top floor and there was no lift. Our room was ‘superior’ not sure how they justified that?! The carpet was very stained, the floor very uneven and the room was quite small. There was no iron or ironing board, no safe, no long mirror.

The location was perfect. The staff were helpful and friendly.

We enquired about a room change for noise reasons the manager was difficult and just plain rude one expects good service at these prices the staff were excellent the manager was not. The rear rooms can suffer from traffic noise , some form of secondary double glazing is needed. The prices are simply too high and breakfast is expensive. We won't go back. Not as grand as it aspires to be.

For what we paid ($300. per night) we’d like at least a small continental breakfast. Our room was on an upper floor, through winding narrow staircases, which wasn’t easy with our suitcases.,

Although we didn't mind this, there is no elevator, so getting to your room is all staircase..just to be mindful if you have difficulty with your legs/walking.

This is a beautiful boutique hotel full of character. The location is wonderful in the Pantiles & lots to see & do in the area or just to chill & take in the atmosphere. There are many artisan shops, particularly if you are an art lover, there are numerous art galleries. Quite a number of café/restaurants in the area so spoiled for choice. Music/entertainment available on certain nights, ask prior to your stay.

Fantastic breakfast. Not included but very reasonably priced. Helpful staff on the day. We were able to store our bags at the hotel and collect them when we arrived although it was late.

The pillows were pretty bad, you should make them a lot fluffier and comfier. Also our bathroom was incredibly small. I couldn't stand in the shower without getting my hair wet. The photos had a bath, but we must have got the smaller room.

Great Service by the staff and great location. The decor in the room was lovely and it had a lot of historical character. The WiFi was great and there was great access to food and drink.
