Very friendly helpful staff

Breakfast was an odd DIY affair. All seated around a large table with very basic provisions. We had not been expecting any breakfast so that would have been a bonus. As it happened, we didn't want to use it anyway. We were told our room was a recently decorated one. The story was that a previous guest had pulled down the clothes rail off the wall. There were 2 massive dollops of plaster in the two resulting holes and the rail was on the floor. There was no replacement clothes rail or clothes hooks. Because it was summer we had our bedroom window open. This was very near the hotel terrace below. We were not sure whether the clientele were regulars/relatives of the owners, or unrelated guests. The language was rather foul all the time, right outside our window. Maybe the hotel owner could say something to bar guests like these, or alternatively let it ride and not have people like us return because of it.

This hotel is on a very busy crossroads in the town of Hawkhurst. So there is easy access in all 4 directions. We know the area very well and liked the location. There are plenty of restaurants and pubs in the area.

The staff were incredibly helpful and nice and kindly offered to drive myself & girlfriend to the wedding we were there for when we unable to get a cab. The room was very comfortable and clean.

There was no hot water for shower in morning, it was lukewarm. The bathroom was cold there was no heating in there

My room was located on the front of The Royal Oak so I found road noise and noise from people outside a bit of an issue, particularly as it was a warm night and I had the window open. A minor niggle - the black out bedroom blind (that gets the thumbs up) was missing the cord for opening/closing it. I would have preferred a blind on the bathroom window (it did have frosted glass). Would have preferred to have breakfast on the premises....a discount was offered at the cafe across the road

The convenience of being the venue for my friends party so no further travelling required. The cleanliness of the room, bathroom, towels and bed linen

The team at the Royal Oak were fantastic. They made me feel really looked-after and welcome in Hawkhurst. Harry was my hero in helping me get to the wedding i was attending nearby. A genuinely lovely stay!

Self service breakfast was below par with inadequately stocked fridge and coffee had run out. Only sliced bread was on offer. Service at reception and at breakfast was not welcoming.

It was a hot day and I ask the individual who checked me in if I can request for a fan. He said he will ask the owner of the hotel and will deliver it to my room. Never got the fan in the end so didn’t sleep very well. The TV doesn’t work and couldn’t get reception from the antenna. The toilet roll holder is unattached to the wall so I attached it when I arrived. I am a frequent traveller. I am not demanding of anything just observing what I noticed when I stayed. I just hope they can rectify this.

The location is very near to where I need to go the next day.

No hot water. Ran it for 10 minutes and it eventually became luke warm Tv had an indoor aerial and didn't work. If the tv did work you would have had to boil the kettle on the floor.

Dangerous bed frames that cut my legs. No net curtains and overlooked the cross roads. Television not working the first night.

Wasn’t told anything about it being haunted, defiantly experienced that one night and was kept awake. Bed kept collapsing the slats would drop.

Rooms not as advertised, very run down. Hot water runs out after 2 mins and water cuts off completely after few mins. All our friends said the same. Definitely not a deluxe room.
