    We had a wonderful stay at The Old Rectory. Beautiful property - it was so clean and comfortable, and the hosts were very warm and welcoming. They included lovely extra touches that made our short stay very special. It was just perfect. Thank you!

    Finding the way into the premises on first arrival was a bit of a puzzle because the turn out of "Rectory" road into Back Lane is not provided with an "Qld Rectory" sign showing the way. This is a small point and not a major issue!

    Breakfasts were generous and a wide variety was available. Proprietors were very friendly and helpful with advice. Rooms were very well supplied with comfortable furnishings. All we needed.

    minor niggle was shower not great but it worked.

    Michael and Anne are the nicest couple to stay with. They make you feel so welcome. We stayed for a week and felt very much at home. Annes cooking is excellent so breakfast is a treat. Its far from a formal hotel, more like staying with friends.

    Location and views are outstanding. Perfect for hiking. The beds are very comfortable and we were made to feel very welcome. Breakfast was delicious and the hosts/owners very accommodating.

    Nothing we had a fantastic stay. It's about a mile and a half into Coniston, but it was a beautiful walk.

    The breakfast was fantastic! The cakes and sherry left in our room were delicious and such a lovely touch. The first morning I was up too early for breakfast so I was given sandwiches, a yohurt and banana to take with me to the chill swim. It was much appreciated. I'd forgot a waterproof bag for my mobile phone while I did the swim and they gave me one.

    Beautifully maintained house, warm and cosy. The hosts are very welcoming and kind. We had to arrive late, but still allowed us our cup of tea and cake which we were very grateful for ! Breakfast was delicious - good quality ingredients ( not a rubbish greasy fry-up), coffee was excellent. Loved watching the cows get their breakfast in the morning too

    There was nothing to dislike

    A beautiful place with stunning views. A short walk to a local pub All the facilities needed, with indoor and outdoor seating. The hosts went above and beyond to make us feel welcomed. Complimentary tea and homemade cake on arrival was amazing.

    Usually we would prefer to be closer to shops/restaurants but this was what we wanted this time around

    Situated 2 miles out of coniston we wanted peace and quiet and thats what we got. Lovely hosts, breakfast probably the best we have had anywhere

    The whole experience was fantastic. It was very quiet with fantastic views. The sherry in the room was a nice touch. Ann and her husband are very friendly and having the communal lounge was very nice and homely.

    Nothing but perhaps The view from our room of the car park could’ve been a bit tidier !

    We were greeted with homemade cake which was much appreciated after a days walking the Cumbrian Way. Breakfast accommodated vegetarians and set us up for the long days walking . Really enjoyed the bird feeding and seeing birds we never see in London . Sherry in the room was a nice touch for those who wish to indulge . Thanks so much

    Our favourite place we stayed on our roadtrip. It's away from the bustle of the main Lake District, with gorgeous views. The house is very tastefully decorated and feels like you're staying with relatives! The couple who own the place are so friendly and welcoming, even offering tea and cake on arrival. We felt welcomed from the start. The view for breakfast is quite extraordinary.

    We loved Ann and Michael's kindness and hospitality, we loved their beautiful house, the view on the fields (with sheep, rabbits, birds, squirrels!), we loved walking in the countryside around the house and visiting the area (and the many wonderful pubs), we loved visiting both Ruskin museums, the one in Coniston, the other in Brantwood. We loved everything! And Ann's breakfasts (with Arnold Lancaster's eggs) are divine!

    There was a small problem with the water taps in the bathroom sink.

    We were warmly welcomed at this traditional English style B&B. The rooms are delicately furnished and decorated. The breakfast variety was outstanding and the hosts were very kind and helpful. The setting in the countryside is very calm and peaceful with no disturbances at night. Good starting point for discovering the Coniston water area. We recommend to stay several nights to fully appreciate the accomodation and the area around. Thank you a lot!

    Wonderful hosts and property, the location is great and is easy to navigate to. The breakfast were amazing and we were well looked after, Ann was very attentive, we arrived early but were able to check in and were made to feel very welcome. Thank you. Would recommend to anyone.
