3rd attempt at review! Warm welcome, Debbie & Jason are fab hosts. Room had everything you could want from range of teas etc, home baked treats to a REAL fridge with chilled (real )milk & bottled water. Bi folding mirrored wardrobe doors near plug point- ideal for hairstyling! Windows open..perfect, bathroom sleek,modern,large shower, lovely white fluffy towels, lots of toiletries. Breakfast out of this world,lots of choice, fresh coffee... But you won't want to eat again all day. I've a good appetite but left plenty on my plate and still wasn't hungry all day / night. They are lovely people, fab hosts who really know the area, best places, walks etc. the furry book in bedroom is encyclopaedic, put together with the same care they treat their guests Garden so tranquil and pretty for a quiet read/ relax.

We can’t think of anything we didn’t like, if we are back in Scarborough we would certainly return.

We were made very welcome from the moment of arrival, Debbie served us tea and home made cake and Jason introduced himself, both made it clear they were there to help with any problems/questions. Our room was very comfortable and clean, and more cake in the room for us along with a large selection of tea/coffee, also fresh milk and bottled water in the fridge We stayed four nights, there was a notice in the shower room asking guests to reuse towels, which we did, they were replaced after two uses without being asked, which was nice. The breakfasts were excellent, and a selection that is sure to suit anyone! Perfect poached eggs every day 👍 A parking pass was provided which meant we didn’t have to fear the parking wardens. The location is very good, a short walk to a couple of parks and North Bay.

Firstly, the warm welcome we received by the proprietors. They are nice, genuine, kind and friendly people.. In my experience I've never received such a wonderful reception from anywhere else. It quickly dawned on us that we had made the correct choice. Room was comfortable and warm with excellent amenities..kettle, coffee, tea, a tv, dvd's and a dressing table with chair. All with a spacious bathroom. Breakfast was fantastic..plentiful and delicious with amazing service. Location was fine for us..accessible to public transport and walking distance to the town itself.

Nothing to dislike at all.

Beautiful homely, cosy place. Hosts are fabulous, Debbie and Jason thank you, our stay was perfect. You feel right at home from first arrival, nothing is too much trouble, breakfast is amazing perfectly cooked and plenty to choose from. I’ve never seen such a vast array of choice! Debbie knows so much about the area, what’s on, where to go, places to eat. We loved the morning quizzes, such a laugh! Would recommend and we’re definitely going back.

Traditional B&B with a very wide choice for breakfast, all freshly cooked. Very friendly, welcoming and helpful atmosphere. Walking distance from the North Bay attractions. Some good restaurants nearby (AZ Turkish Restaurant across the street, Hideout a bit further down the road and others).

Everything was fabulous.

Yorkshire hospitality at its finest! On arrival we were greeted with the warmest of welcomes by Debbie and Jason. We were offered a pot of tea and freshly baked cakes, then given a comprehensive guide to all things Kensington Guest House and Scarborough (a helpful tourist pack up is also provided in all rooms). The facilities and location were excellent, with both North and South Bay only a 10-20min walk away. We felt thoroughly looked after and well fed, the breakfasts here are fit for a King and Queen! Would love to one day go back. Highly recommend!

The hosts Debbie and Jase are fantastic, the warmest of welcomes and the tasty home bakes. Every detail was perfect from the branding through to the rooms. Wonderfully clean and so comfortable. The best breakfast we have had in a long time. Can't wait to return.

Nothing, it was perfect for us.

Great breakfast, quizzes were fun. Location perfect for short walks into town. Local pubs and restaurants were good. Whilst we did not travel for Halloween, the effort put in by hosts to mark the event, particularly for trick and treaters was superb.

Lovely property, very welcoming and in a lively part of Scarborough

Debbie couldn't have done more to make feel welcome. The breakfast was great and the room was very comfy. Location of is great being 5 minutes from the Centre of Scarborough and the Train Station and minutes from Peasholme Park and the Open Air Theatre. The bus to Whitby also stops a couple of minutes away making it a great location to visit other parts of Yorkshire.
