nothing really maybe just getting a bit tired looking in places but it is an old building oh yes and the shower was quite cold waited for water to heat up but it was only lukewarm

fantastic location overlooking the bay loads of room in the restaurant and bar area with good food and clean comfortable rooms would definitely recommend it

Loved the whole experience but the plumbing needs attention.

The food was delicious, excellent choices. The atmosphere and the elegance of the building from the late Victorian period. The staff were lovely and very helpful. Watching the pod of dolphins from the breakfast room 🐬🐬

The decor is dated which I quite liked, but if you want modern, this is not. It's a big building and some corridors smelled a bit damp/ musty.

The location is great, the staff were lovely. We had a really nice dinner and the ambience in the restaurant was nice; clearly a place that locals come to.

The car park has not enough spaces, guests were leaving their cars on the narrow lane far from the entrance. Not easy to carry the luggage and to climb the steps.

The purpose of our stay was Butefest, an annual music festival on Bute. We were back in the hotel shortly after 8pm and hoped for food however there was nothing except crisps and nuts, would have been good to have even a toastie or something but nothing to be had.

Room was a small double which had everything we needed, was clean and the bed was comfortable. Location was good, parking was available, staff were friendly. Didn't eat at the hotel as we were too late on the Saturday, and left very early on the Sunday so didn't have breakfast, so can't comment on how good or otherwise the food was.

As above, a better shower. The shower went cold while using and not much pressure. wouldn't put me off staying but certainly could be improved.

The room was bit dated, but we are not fussy, so it was clean and bed was comfortable, we were facing the back but looking out on to green space so absolutely fine.My only real gripe was the shower...not very powerful and it kept going cold. Small thing but still enjoyed our stay

Our room was well equipped and clean, but our window overlooked a rather untidy area to the rear of the hotel. First impressions as we arrived was to view a doorway area sadly in need of repair although the main entrance too the front of the hotel was fabulous. There was no information to explain if work was being carried out?

Staff were very helpful and friendly, and the food was great and reasonably priced. The view from the front terrace was fab. Would certainly stay here again

It’s a bit run down in parts, with the odd area sealed off from the public for repairs that look like they might be a long time coming. Though that didn’t interfere with our stay. It’s probably far from its Victorian pomp, yet it remains a magnificent building and long may it continue to operate as a hotel so people can experience it.

It’s clearly a feature property overlooking Rothesay bay. Great views from the front. Rooms were nicely appointed and very comfortable. Food and drink menus offer a good variety of options. Staff had a nice friendly manner about them.

The lack of parking in the hotel grounds was acceptable with parking available on the sea front although a steep climb up to the hotel.

Imposing building with great sea views with outside veranda for evening drinks watching the sun set. Food was good served by excellent staff.

Shabby and in desperate need of overhaul. The hotel could be stunning.Breakfast would have been £15.00 extra.I thought being genius level 3 it would be free?? This is not the hotels fault. Rothesay is very run down
