Read more– opens a dialog boxEach review score is between 1–10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We're currently testing a weighted review system in Malta and Iceland (excluding hotel and vacation rental chains). For properties in these countries, the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate "subscores" in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money, and free Wifi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an accommodation that you booked through our platform if you stayed there, or if you got to the property but didn’t actually stay there. To edit a review you’ve already submitted, contact our Customer Service team.
We have people and automated systems that specialize in detecting fake reviews submitted to our platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone who spots something suspicious can always report it to our Customer Service team so that our fraud team can investigate.
Ideally, we'd publish every review we get, positive and negative. However, we won’t display any reviews that include or refer to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out. We may stop showing reviews once they’re 36 months old, or if the accommodation has a change of ownership.
An accommodation can reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (e.g. language, whether it’s just a rating or contains comments as well, etc.). You can sort and/or filter them by time of year, review score, and more.
Sometimes we show external review scores from other well-known travel websites, but make it clear when we do this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly, without limiting expression or strong opinions. They're also applicable regardless of the comment's tone.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include hate speech, discriminatory remarks, threats, sexually explicit remarks, violence, or the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and other similar details.
The opinions expressed in contributions are those of Booking.com customers and properties, and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options might be available (by type of traveler, by score, etc...).

New ZealandThe annexe was well appointed, warm and comfortable with many more little touches than we had expected e.g. eggs, milk, butter and cereal, underfloor heating and excellent lighting. Anne was a conscientious, friendly and attentive host and gave us many sightseeing tips. The location is ideal for North Devon, Exmoor, Ilfracombe, Great Torrington and nearby attractive locations. The outlook from the lounge balcony is stunning, quintessential Devon countryside. Supermarkets less than 4 miles away and pub just down the road.

United KingdomNothing of any note.
The Coach House Annexe is definitely in the country with fabulous views over farmland to the valley and hills beyond. The property was well laid out, comfortable and inviting. The facilities well thought out and provided.

United KingdomNothing to dislike.
A perfect “little house” with everything you could wish for! Beautifully quirky in that the lounge and Kitchen is upstairs, with the bathroom and bedroom downstairs. It works to perfection! Fully equipped kitchen with microwave, toaster, kettle, hob, oven, grill, fridge, freezer, storage cupboards and wine rack. Fold up kitchen table and a round, 4 seat dining table. Two seater settee and two armchairs. Wall mounted TV and then twin doors to elevated balcony with fabulous views across fields - beautifully relaxing. Bedroom has a king size bed and a single bed if needed. Amazingly comfortable. Dressing table and storage cupboards with hangers. Bathroom has the usual facilities, toilet, washbasin, fabulous shower and underfloor heating - brilliant in the morning. Fabulous lighting throughout. Separate parking off the road too. Lovely touches from Ann and Phil - lots of essentials were ready waiting for us on arrival. Absolutely perfect for our Easter break and exactly in the right location to visit all the places we haven’t been to for years! If you want a perfect, quiet location for a stay in Devon, you do not need to look any further. Thank you Ann and Phil for looking after us.

United KingdomWe were met on arrival by the owner Ann. She was lovely and friendly and we felt welcome from the start. The property had everything you could possibly want. The balcony looking over the fields was a haven of peace and tranquility. Only a short drive to the nearest beach and all amenities. Perfect location.

United KingdomI am on vodafone, so the signal was a bit shoddy, but this is nothing to do with the Annexe, but be aware of the signal in the surrounding area being a bit pants if with vodafone!
Ann, the host was absolutely wonderful, she was so accomodating to our forever changing schedule and met us at the door as soon as we arrived. She is super friendly and left us to our own devices unless we needed something or we fancied a chat. We were taken through the property and shown everything we needed to be aware of for our stay. There is also a folder should you forget anything after a long journey. We had snacks to get us started, including staples like bread, butter, and milk. This was massively appreciated and took quite a bit of stress off us having to go shopping the day we arrived. Everything is individually wrapped, e.g., the tea, sugar, etc. Hygiene and cleanliness were definitely the first things I noticed when we walked into the Annexe. It smelt so fresh! The shower is lovely and powerful! The worst thing about visiting somewhere that isn't home is a weak shower that can not wash your hair, but the shower at the Annexe was brilliant! There is also a washing machine in the bathroom, and Ann supplied us with a little box of toiletries, including a washing machine tablet had we needed it. The bed is the most comfortable bed I have slept on in a long time! I slept like a baby every night and would have loved to take the bed home with us! There were also extra blankets if we got cold. These came in super handy when sitting upstairs watching tv! The view is gorgeous. The weather wasn't nice, so we couldn't experience the balcony or BBQ area. However, from what we could see, the views were beautiful, and you can catch the sunset of an evening. There are two dining tables available should you have guests, which I thought was really convenient, as you can host if coming down as a group. There is parking available onsite, so you do not have to park on the street.

United KingdomThere was nothing to fault the property .
The Annexe was a converted barn property which had only been done within a year or so. The conversion was done to an exceptionally high standard and furnished with every imaginable item required for short or extended stays. Parking was immediately outside the front door so no problem unloading heavy luggage after your arrival.

United KingdomNothing, we liked it all :)
The Coach House Annex is a lovely place to stay with everything provided you could possibly need. It was spotlessly clean, modern and in very good condition. Easy off-steet parking and very close to a 'B' road, making it easy to get out and about by car. Good kitchen and cooking facilities should you need it. Very good shower. A nice balcony overlooking fields and hills with great sunsets. We would have no hesitation in booking here again. Ideal for a couple.
